The development of assembly has become the general trend of the development of the construction industry in China,as well as the rapid development of urbanization,scientific and technological progress,rising labor costs and people’s requirements for construction quality and reliability.The development of assembly is in response to the needs of the transformation of the construction industry.The development system of prefabricated building is still immature in the whole construction industry and cannot meet the high precision requirements of construction.Compared with the traditional cast-in-place construction,the construction cost of prefabricated building is high,which is a big obstacle to the promotion of prefabricated building.Based on the investigation and analysis of the cost influencing factors in the construction stage and the ranking of the influencing factors,the important influencing factors are studied,which is of great significance to reduce the cost and increase the efficiency of the assembly type.This article first to comb of prefabricated prefabricated related research at home and abroad,and characteristics of the construction cost of the prefabricated construction cost elements analysis,on this basis,through the questionnaire data collection design,and through the factor analysis method to establish indicators and analytic hierarchy process(ahp)to calculate the cost of find the prefabricated construction phase factors ranked as follows:Prefabrication rate and assembly rate,types of prefabricated components,related specifications,component splitting,construction technology,etc.,provide directions for subsequent research.Secondly,according to the national policy interpretation and literature research,find out the national representative prefabricated construction,to study the effect of the precast rate of cost increment,using the BP neural network model,based on the four prefabricated construction study found prefabricated at a rate of 40%to 50%,the cost increment is relatively flat and the same precast rate increase is not the same.Main components will be denominated in contrast to find beam,column,balcony,bay window,air conditioning board components such as increment trend,after these for each combination of producing rate,the best combination scheme of economic components,providing certain reference significance,the production cost of each component analysis found that labor,materials,such as management fees accounted for,including management fees accounted for about 15%.Finally,taking Beijing assembly type C project as a case to further explore the assembly type construction cost,first of all,the total inflated cost index is analyzed,the proportion of each division and sub-item,and the increment of labor,material and machinery is compared and analyzed.It is found that the civil engineering cost accounts for the main part of the whole cost increment,and the civil engineering is mainly affected by PC components.Suggestions are given to construct and perfect the prefabricated building system,formulate relevant standards and perfect the bill of quantities.Finally,the development of the prefabricated building is summarized and prospected,and the shortcomings of this paper are pointed out.
