| In recent years,with the rapid development of China’s important pillar industry construction industry,the national economy has been significantly improved,but at the same time,it has also brought huge resource consumption and energy crisis.The construction industry is one of the three industries with huge resource consumption.One third of global greenhouse gas emissions and more than 40% of energy consumption are related to the construction industry.In view of the characteristics of high energy consumption and heavy pollution in the construction industry,green residential building is an inevitable trend in the future development of China’s construction industry.Although China’s green residential building has experienced more than a decade of development,but its development is slow,and the related research shows that the green residential building full life cycle cost increase is the most important reason to hinder its development.In addition,the revised green building evaluation standard(hereinafter referred to as the "new standard")issued in March 2019 redefines the connotation of green building,taking "four sections and one environmental protection" as the basic constraint and "people-oriented" as the core requirement to build a new green building evaluation index system with Chinese characteristics and characteristics of The Times.Therefore,under the new standard and new concept of green building,it is of great practical significance to study the factors that influence the whole life cycle cost of green residential building.In order to solve this problem,this paper starts from the relevant theories of green residential buildings,takes the whole life cycle cost theory as the basis,and carries out relevant research in combination with the current situation of cost control of green residential buildings in China.Firstly,this paper identifies the factors affecting the cost of the whole life cycle of green residential buildings from the perspective of the whole society and the whole life cycle.Secondly,based on the theoretical research,this paper makes an empirical analysis of the factors influencing the whole life cycle cost of green residential buildings.Finally,based on the results of empirical analysis,this paper proposes specific countermeasures and Suggestions for rational control of the whole life cycle cost of green residential buildings.Based on this research line,the following conclusions are drawn:1)Combined with green residential construction cost control problems,using the literature research,case analysis,expert interviews and other research methods,combined with the new standard,from the Angle of the whole life cycle of the whole society and eventually identified 26 influence factors and further divided into decision-making,design,construction and construction factors,operational and recovery factor and the policy and environmental factors.2)identify the action path of green residential building cost and its key influencing factors.Using structural equation model to carry on the empirical analysis,based on the empirical results indicate: the policy and the environment,decision factors,design factors to the influence degree of the largest green residential construction cost;project positioning A1,green technical configuration B3,fine decoration standard B4,integration design level B2,green building materials and equipment market price the C7,green construction contract management C1,enterprise cost control ability C3,consumers of green environmental protection consciousness D4,green operation management technology D3,policies and regulations E2 for green residential construction cost key influencing factors.3)according to the empirical analysis results,specific countermeasures of green residential building cost are proposed in stages,and reasonable cost countermeasures are proposed for the government or enterprises and other stakeholders of green residential building.Therefore the research in this paper is a beneficial supplement to the factors affecting the whole life cycle cost of green residential buildings.On the one hand,it enriches the research content of this field.On the other hand,it also provides a reference for stakeholders to better understand the whole life cycle cost of green residential buildings.For example,it provides a theoretical basis for the government to improve related policies on green residential buildings and a theoretical reference for developers to optimize the cost control system,which has certain theoretical and practical significance. |
