| Facing the problems exposed by development of traditional construction industry on severe pollution,low utilization of resources and energy,high incidence of safety accidents and difficult to guarantee the quality of construction,the prefabricated construction has become a "good recipe" to change the construction industry with its significant advantages of saving resources and energy,reducing construction pollution,improving labor productivity and safety level.However,due to the excessive cost increment,the prefabricated construction has been unable to be promoted effectively in China.At present,most of the existing studies focus on the discussion of the macro-benefits of prefabricated construction cost management,or only on a single link in the prefabricated construction industry chain from the theoretical and technical perspective to analyze the theoretical methods of cost reduction,lacking of the prefabricated construction cost analysis from the perspective of supply chain.In view of the above situation,this paper selects the upstream-downstream enterprises associated with PC components in the construction process of prefabricated construction-component manufacturer and construction organization to use the system dynamics method to study the cost control of prefabricated construction based on the perspective of supply chain.Firstly,this paper expounds the concepts of prefabricated construction,supply chain management and supply chain cost.On this basis,a feasible method to analyze the cost control of prefabricated construction is obtained by system dynamics from the perspective of supply chain through analyzing the characteristics of prefabricated construction cost and system dynamics.Secondly,in the supply chain perspective,on the premise of making clear the principles and ideas of prefabricated construction project cost control model,this paper establish the cost control model of prefabricated construction supply chain based on the core of construction unit cost control through the system dynamics modeling steps with relevant literature identifying and screening cost influencing factors,thereby the validity of the model is verified.Finally,the sensitivity simulation analysis of the model is carried out.Through quantitative analysis of the data output of the simulation model by using the control variable method,it is concluded that the factors influencing the prefabricated construction cost from high to low are as follows: PC component research and development intensity parameters,assembly rate of attention,management level parameters,PC component subsidy parameters,policy support parameters.Based on this,the paper puts forward the targeted cost control measures and provides specific suggestions for promoting the development of prefabricated constructions. |
