Prefabricated buildings have the advantages of short construction period,environmental protection,recyclability,and seismic resistance and are strongly supported by the government.However,due to the high cost of assembly-type buildings in China,they have severely hindered market promotion and large-scale application.Therefore,it is of great significance to study the cost control of prefabricated construction projects.However,the current research on the cost control of prefabricated construction projects concentrates on the economic benefits of the industry,which is insufficient for the practical guidance of the company;on the other hand,it ignores the characteristics of the integrality of the prefabricated construction project and its strong connection and direct supply.The separation of the chain and the discussion of the cost control of independent links has a strong one-sidedness and the cost control effect is not obvious.In view of the above,from the viewpoint of supply chain,this paper comprehensively reviews the decision-making and planning stages,design stage,production stage,transportation stage,and installation stage of supply chain costs in the process of assembly-type construction projects,and uses system dynamics to sort out the costs.The causal relationship and the interaction between costs.First,sort out the costs of prefabricated construction projects.According to the actual consumption of costs,the cost of the supply chain at each stage is divided into material costs,labor costs,transportation costs,equipment and facility use costs,combined with the characteristics of strong linkage of prefabricated construction projects,large project risk factors,and large investment amount,etc.Consider the impact of risk costs on total project cost control.Second,establish a cost-effect relationship diagram and cost control model for prefabricated construction projects.The causality diagrams are respectively established for the main costs of the prefabricated construction project,and the cause-and-effect diagram for the total cost of the prefabricated construction project is obtained after analysis and summary.On this basis,the logical relationship between variables is introduced,and a total cost control model for a prefabricated building project is established.Again,simulate the cost control model and find the optimal strategy for cost control.Taking the M project of Company L as a case background,the total cost control effect of the project under the five cost control strategies including process design optimization,design standardization optimization,project planning optimization,management level optimization,and material selection standard reduction was simulated.According to the simulation results of this paper,it shows that the process design optimization cost control effect is the best,followed by the design standardization optimization,project planning optimization and management optimization.The results show that reducing the material selection standard can reduce the material cost,but the overall cost control of the project Its reverse effect.Finally,according to the results of simulation,specific cost control suggestions are proposed for these five strategies.
