| There are various potential risks in the construction of real estate projects due to the influence of various uncertain events such as natural environment,social environment and technical level.The implementation process of the project involves many processes,complex and changeable personnel,and many risk points.Once the risk breaks out,it will not only affect the project itself,but also cause the termination of the project,and the enterprises involved will have great losses.Risk management is an effective management method proved by practice.Therefore,through accurate classification,analysis,identification and evaluation of the potential risks existing in the construction,the targeted risk control methods are put forward,and the feasible risk response measures are formulated,which can greatly improve the pertinence and effectiveness of the construction stage management,and minimize the occurrence of risk events.This paper takes FC real estate project construction stage as the research object,based on the relevant theories of project management and risk management at home and abroad,combined with the problems and characteristics of construction stage,according to the ideas of risk identification,risk evaluation and risk control,makes a detailed,in-depth and systematic analysis on the risk management of FC real estate project construction stage.Firstly,the basic situation of FC project is analyzed,and 20 risk factors are preliminarily identified by brainstorming method.Then,after four rounds of risk scoring by expert investigation method,16 risk factors which have relatively large impact on FC project construction stage are finally identified.This paper uses AHP and fuzzy comprehensive evaluation method to build the risk evaluation model of real estate project construction stage,evaluates the risk of project construction stage,finds out the key risk factors affecting the project,and classifies the risk into important risk,general risk and light risk according to the importance degree,It is concluded that the overall risk value of the project construction stage is moderate risk,and the project has high implementation value.Finally,according to the risk of FC real estate project in the construction stage,aiming at the important risk,general risk and light risk,combined with the quality objectives,cost objectives,schedule objectives and safety objectives in the construction stage,the corresponding risk control measures are formulated to minimize the risk in the construction stage.This paper makes a systematic study on the risk management of real estate project construction stage,which has a certain reference and guiding significance for the implementation of risk management in related industries. |
