Research On Collaborative Management Scheme Of Real Estate Enterprises In TOD Project Construction Stage

The focus of real estate project development and management by real estate enterprises is to integrate all kinds of resources through management means,including human resources,cooperative units and information resources.Tod project is different from ordinary real estate projects.It has many participating units,business types and stakeholders.It is difficult for all parties to communicate and unify objectives in the implementation of TOD project.It is urgent to establish a good collaborative relationship and jointly realize the overall blueprint goal of TOD project.On the basis of work practice,through the comparison of different management modes,the author analyzes and summarizes the management work in the construction stage of TOD project,and extracts the difficulties of internal collaborative management and external collaborative management: the difficulties of internal collaborative management mainly include many participating units,inconsistent objectives of participating parties,and ordinary information management methods can not meet the information communication needs of TOD project;The difficulties of external collaborative management are mainly reflected in more regulatory units and stakeholders,more interest conflicts between different interest groups,and greater difficulty and workload of external communication.Then,according to the problem analysis and based on the theory of project collaborative management,this paper establishes the index system model of project collaborative management,designs and compares the schemes in the three aspects of Organization collaborative management,target collaborative management and information collaborative management,and selects the optimal scheme of internal and external management of the project from the three aspects of organizational efficiency,goal realization and information sharing,Achieve the purpose of improving the collaborative management efficiency of real estate enterprises in the construction stage of TOD project.Finally,on the basis of theoretical research,the relevant results are applied in TYHH project.By adjusting the organizational structure and target management mode,clarifying the information communication mode and platform,the project management mode in the construction process of TYHH project is optimized and adjusted,and certain results are achieved,which lays a foundation for the collaborative management process and system construction of the company in the project construction stage.
