Research On Risk Management Of RC Real Estate Company BX Project

China’s urbanization process continues to accelerate,in the intensification of talent flow at the same time,but also increase the demand for housing,which promotes the rapid development of China’s real estate industry,a large-scale and expanded state.In many industries,the real estate industry is a systematic industry with a long industrial chain,more professional involvement and relatively complicated links.Real estate enterprises are affected by various aspects in the whole process of operation and development.Effective project risk management has become an urgent issue for real estate enterprises.Therefore,in the flourishing stage of China’s real estate industry,it is of great theoretical and practical significance to study the risk management methods of real estate development and construction projects from the perspective of development companies.This paper will take the risk management of real estate development and construction projects as the theme,take the BX project developed by RC Real Estate company as the research object,and conduct risk management research on the BX project of real estate development and construction from the perspective of RC real estate development Company.The BX project developed by RC Real Estate Company is located in the New District of H City,with a planned area of about 1.12 million square meters and a total construction area of about 2 million square meters.BX project is characterized by large development volume,long development cycle,sharing of supporting facilities among some plots,supporting commercial and school construction affecting the choice of consumption and convenience of life after delivery.Therefore,risk management is particularly important in the whole process of development and construction.Therefore,based on the risk characteristics of BX project developed by RC Real Estate Company,this paper carries out the following research: First,research and comment on the research status and theoretical basis of project risk management at home and abroad,and systematically combs and analyzes the development status of BX project risk management;The risk categories and risk characteristics of the BX project developed by RC Real Estate Company in each stage of the risk management process are summarized,the external environment,internal advantages,disadvantages,expected returns and other project characteristics of the BX project of RC Real Estate Company in New District of H City are analyzed,and the project risks of the BX project of RC Real Estate Company are comprehensively identified by the risk identification method.And set up the index system.The analytic hierarchy process is used to determine the weight of the identified risk indicators.The fuzzy comprehensive evaluation method is selected to evaluate the project management risk systematically.The risk index model of BX project of RC Real Estate Company was built,and the model matrix was evaluated by quantitative and semi-quantitative method and single factor and multi-factor analysis method,and the weight data was obtained.According to the urgency of risk factors and risk characteristics of real estate development projects,the corresponding risk control methods and safeguard measures are formulated comprehensively.On the basis of risk identification and evaluation of BX project,risk control measures are put forward for the risks faced in each stage of BX project.
