With the acceleration of urbanization and the improvement of consumption level,the real estate industry has developed rapidly.Because of the wide scope,long construction period,complex technology and strict quality standard,the real estate construction project requires higher project management abilities.However,due to the complex process of real estate construction process and many personnel,the construction stage is affected by natural environment,social environment,economic status,technology level and management.Therefore,the risk of construction stage is more and more prominent.The construction phase of the real estate project can be carried out with high quality and high efficiency,and it is of great significance to the participants of the project and the future households.Based on the risk management of the real estate project construction stage,this paper starts from the research background of the real estate project and the research status at home and abroad as the starting point.Based on the construction stage of real estate project risk management involves the concept of risk management,risk classification,risk management procedures and coping strategies and other related theories are introduced and analyzed,and using the related theory to identify the risk of real estate construction factors on the identification of content are introduced,the establishment of real estate risk identification procedures the influence factors of the risk,classify and organize.In view of the risk factors in the construction phase of the project,the relevant risk evaluation model is established,and the weight set of each layer is calculated to determine the grade of each type of risk.This paper focuses on the identification and evaluation of the risk in the construction phase of the real estate project.Taking the real estate project of Jinzhou Baodi group as the actual background,we identify the risk faced by the Sun Plaza project during its construction stage,determine its risk level,and formulate corresponding risk prevention measures.This paper quantifies risk,applies scientific method and standardized management process to manage real estate projects,and combines theory with practice with background of enterprise actual projects,which has reference significance for real estate construction project risk.
