Urban regeneration project management is the application of project management theory in the field of urban regeneration.Urban regeneration project management is different from traditional real-estate project management.Its content is more diverse and the form is more complicated.The urban regeneration projects include the squatter settlement rebuilding,old urban redevelopment,infrastructure rehabilitation,and the conversion of architectural functions.Even though they are similar to real estate development,they are more different.Urban regeneration projects include hardware update and software update.As the real estate industry shifts from an incremental to a stock market,urban land supply becomes increasingly scarce and precious,and the pressure on real estate enterprise to acquire land has increased,and urban regeneration has become a new track.Therefore,the management level of urban regeneration project is the key to determining the success or failure of real estate development enterprises if they want to enter the field.This thesis takes Z Group as the research object in the field of urban regeneration.The main research contents are as follows: Firstly,this thesis analyzes the relevant theories and management status of urban regeneration project management in China and abroad.Secondly,it analyzes the current status of urban regeneration project management in which the Z Group participated,and discovers the problems in the management of Z Group.Finally,the author combined with the project management system,innovatively analyzed and summarized the urban regeneration project management,and found a strategy to improve the management level of the Z Group.Firstly,the author uses the SWOT analysis method to analyze the strategic importance of Z Group’s participation in urban regeneration,and strengthen the development direction of urban regeneration strategy.Secondly,the author uses the RAM work responsibility matrix to assign work responsibilities,and build project teams,then clarify the content of tasks and division of labor.At the same time,Gantt chart is used to decompose project tasks,and PDCA method is introduced to improve the quality of project management.Thirdly,we need to establish a sound training mechanism for project managers and professionals,a competitive salary system and a sound performance appraisal mechanism.At the same time,a scientific communication mechanism and meeting mechanism have been established to ensure smooth communication and meeting results.Finally,the Borda sequence value method and gray fuzzy evaluation method are used to qualitatively and quantitatively analyze the risk factors,and put forward the risk prevention measures for urban renewal project management.This thesis analyzes and proposes solutions to the management problems of the Z Group’s urban renewal projects.On the one hand,it has played a vital role in the development of the Z Group in the field of urban regeneration.On the other hand,it has the dual guiding significance of theory and practice for establishing a system suitable for urban regeneration project management and improving the management level of Z Group’s urban regeneration projects. |
