The Risk Management Study For The YLW Urban Village Reconstruction Project

Being real estate project management activities, the reconstruction for urban villages ismore complex and full of risk with large investment, long cycle, regional strong and manyuncertain factors, etc. At present, it has not yet formed a set of comprehensive and systematicrisk control theory and method in the reconstruction project for urban villages, therefore, wemust be fully aware of the project risk, the reasonable evaluation on the project risk bearability, in order to maximize the control and guard against project risks.The Article studies risk management on the whole process of WeiFang YLWreconstruction project for urban village using the theory of project risk management,distinguishes comprehensively and evaluates scientifically project risk through qualitativeanalysis and quantitative analysis methods, and implements effectively risk control in order toachieve the low project risk, high yield and benefit optimization. Aiming at the actualsituation of YLW reconstruction project, this article constructs the project risk managementsystem, designs the risk management evaluation index system, assess the important risk andevaluates reasonable financial risk through empirical research and the analysis of project riskwith its reasons. Finally, it puts forward some detailed risk coping strategies and measures,discusses actual effect of risk management and improves the project risk management system.This paper is divided into5chapters. Chapter1, Introduction, main thesis of thebackground and significance, the literature and the major research paper on the content;Chapter2, YLW reconstruction project introduction, the basic situation of YLW project, itspresent situation and development models study, and the risk research with its reasons;Chapter3, project risk management system construction and risk identification, researches forrisk and its reasons according to4stages: investment decision, land acquisition, projectconstruction, sales and rental. Chapter4, project risk evaluation, designs the evaluation indexsystem and method, gives the empirical study with financial risk evaluation; Chapter5,project risk control, designs reasonable and feasible risk control organization, measures andcoping strategies and discusses its actual effect.
