In 2016,the government proposed that "We must not forget that housing is for living in,not for speculation." From then on,the trend of China's real estate "de-commodification" is more evident,and the real estate reform in China has entered “the deep-water zone”.Under the positioning of "living in not speculation" and the expectation of real estate long-term regulatory mechanism's coming out,local governments have implemented unprecedented severe regulation to help pushing the real estate industry to achieve reform and reshuffle.Under such a background,China WK Co.,Ltd.has taken active steps to adapt the development of the real estate market and the demands of state macro-control,and explore the specific path to achieve successful transformation.In 2014,the decade planning of WK Co.,Ltd.development goals pointed out that WK should positively realize the transition of itself and extend the positioning of "Three Goods housing supplier" as "city supplementary services provider".In 2018,the locating has upgraded to "urban and rural construction and life service provider" and clearly divided four roles for a better life scene,real economic powerhouse,innovative exploration field and harmonious ecological builders.At the same time,in order to adapt to the changing external environment of the real estate market and to meet its transformation needs,WK Co.,Ltd.is also actively exploring and working on the organizational structure reform,and the organizational structure adjustment inevitably require corresponding reform of human resource management mode.However,building performance management system is a core to the human resources management system reform.Through building effective performance management system and establishing the incentive compatible performance management system,WK Co.,Ltd.further stimulate the subjective initiative and creativity of employees to fundamentally improve the WK's human resource management system and increase the WK Co.,Ltd.internal management capability and profitability.In order to better cope with the complicated,changeable and uncertain external environment change and meet the transformation and upgrade WK Co.,Ltd..Finally lay the foundation to win competition in the real estate market.So,this paper takes WK(Chongqing)Co.,Ltd as an example,in the strategic background of WK Co.,Ltd.to become "urban and rural construction and life service",basing on performance management theory and related research literature,analyzes WK(Chongqing)Co.,Ltd existing performance management system,and points out that WK(Chongqing)Co.,Ltd performance management system present existing problems and the reasons of them.On this basis,we manage to redesign WK Co.,Ltd.performance management system,and puts forward safeguard to the corresponding performance management plan implementation.According to the research of WK(Chongqing)Co.,Ltd performance management system,this paper provides theoretical basis and practical reference for the WK WK(Chongqing)Co.,Ltdperformance management system reform,which helps WK WK(Chongqing)Co.,Ltd performance management system reform better meet Wanke property transformation and upgrading organization structure change needs;on the other hand,providing performance management system reforming reference for other same type real estate enterprises.Specifically,this paper mainly includes :The first part is the introduction.This part mainly elaborates research background,research significance,research contents,research methods and research mentality.And review research status at home and abroad,finding potential weakness of performance management system and vital problems in this paper.The second part is the theoretical basis.This part mainly review related theory of performance management to lay a theoretical basis to optimally solve the problem of WK Co.,Ltd.performance management system.In theoretical basis,this part mainly elaborated the related concept of performance management theory,goal,principle,process and method,etc.The third part is about WK(Chongqing)Co.,Ltd performance management present situation description and analysis of problems.According to detailed analysis of WK(Chongqing)Co.,Ltd performance management present situation,find problems existing in the performance application process of WK(Chongqing)Co.,Ltd.Thus the paper analyze the problem and find out the causes of problems,then provide the reality basis to optimize performance management system of WK(Chongqing)Co.,Ltd.The fourth part is performance management system optimizing design of WK(Chongqing)Co.,Ltd,through sorting and analyzing the collected data,and according to the actual situation of WK(Chongqing)Co.,Ltd.To develop a more scientific,effective and reasonable performance management system,this part provides process optimization design from aspects of thought,process and performance evaluation index system.The fifth part is implement security for WK(Chongqing)Co.,Ltd performance management system.This part perfectly support system to ensure WK(Chongqing)Co.,Ltd smooth implements performance management system from organizational culture,support from high-level,staff training,strengthen the feedback and communication.The sixth part is summary,pointing out main conclusions and shortcomings of this study and its prospects.
