New urbanization and community economy gradually rise provide a huge space for the property market development,as well as an increased competition between property management enterprises,and gradually show the stronger the strong development momentum.With the improvement of residents' living standards and the increasingly diversified demands of the owners,many small and medium-sized property management enterprises are seeking to survive in the cracks.Due to the owner by the property management is the essence of property services,small and medium-sized property management enterprises want to win in the fierce market competition,not only to improve the service quality and enrich service content,also must adopt reasonable service marketing strategy,in order to expand market share and improve the owner satisfaction goals.Based on this,this paper takes SF property management company as the research object to explore how to formulate and effectively implement the service marketing strategy of small and medium-sized property management enterprises.Based on the theoretical analysis,literature review,comparative analysis and other research methods,the paper diagnosed the problems of SF property management company and on the basis of the reference service enterprises successful experience,made reasonable service marketing strategies and specific implementation measures are put forward.Main research conclusion of this article are as follows: firstly,this paper reveals the problems existing in the service marketing,SF property management companies to homogeneity serious service marketing,service marketing channel is relatively narrow,strength is not strong,in the process of marketing service marketing service supply quality is low,service project a lack of transparency is not high,service,price advantage,and marketing activities of service convenience and poor service communication channel not free,etc.Secondly,this paper summarizes the main practices of the top 100 property service enterprises,and obtains the correct service attitude and service efficiency to win the market with the service strength.It is the development direction of SF property management company's service marketing improvement to strengthen the basic service,extend the service chain and continuously improve the satisfaction of owners.Thirdly,this paper designed the including product strategy,pricing strategy,promotion strategy,communication strategy,management strategy,service strategy,service marketing strategy system,combining the reality of company to discuss how to implement the service marketing strategy.
