Since the birth of the property management industry,after 30 years of development.Currently,the property management industry is in a stage of rapid development,State owned property management enterprises in the property business,inevitably encountered strong competitors,the more intense competition between the market.Facing the development opportunity of Shenzhen property market,How to adapt to this situation,how to meet the difficulties,how to keep the market share,and how to use their own advantages to expand the market,Shenzhen airport property companies must face up to and pay attention to the problem.Shenzhen airport property company is a subsidiary of state-owned enterprises,with the national intermediate qualification of property services,support services for many years,adhere to the airport,this single owner and a single source of business.But in recent years,the advanced concept of property management and the change of the external environment,it has to face the grim situation and brutal test.Based on the research of property management and service marketing theory,analyzes the present situation and existing problems of Shenzhen airport property company,from the two dimensions of macro environment and micro environment,this paper analyzes the environment of the company,using SWOT analysis,the company's strengths,weaknesses,opportunities and threats are analyzed and summarized.Based on the comprehensive analysis,the author puts forward the service marketing strategy from 7 dimensions: product,price,channel,promotion,personnel,service concept and service process,put forward specific ideas and measures to ensure the implementation of marketing strategies.
