With the rapid development of the Internet,the inherent development model of many traditional industries has suffered great shock and challenge,especially the Housing rental industry.Due to the availability of information asymmetry and lack of transparency,customers need to spend a lot of time and money may not find suitable housing.The Traditional entity store development mode and early information classification model are unable to meet the new era of development.The market needs a new model to solve the problem,especially in the big cities whose external population is more concentrated and supply and demand of housing is more contradictory.By analyzing the domestic and foreign development situation of the housing rental market and the domestic tenant's network behavior,after studying the business process and risk of enterprise OTO mode reform,and discussing the feasibility of the reform,the thesis makes a deep analysis and research on the two dimensions of "housing" and "human" respectively,then designs an overall technology implementation plan of the OTO model of housing rental industry,that is,to achieve links to the sale of housing,procurement of housing,renovation of housing and service users including the technology implementation process of marketing platform,housing management,procurement management and renovation process management.The thesis summarizes the requirements and business logic of marketing platform,and completes the overall layout design of the back-end data management and display logic of the marketing platform.The back-end data management includes the role design,data field design and difficult to optimize the design.The front page display includes content classification design that can also take into account the brand and marketing objectives.The design of the content rules can realize the personalized customization of the page URL and description,so as to analysis the access behaviors of users.From the point of view of enhancing the user experience and content loading speed,the optimization design is carried out on the functions of the attention,the map search room,the query function and the browser compatibility.In addition,through the analysis of the user's occupancy acts,combined with business needs,the thesis designs the reservation and the signing process and in the process increased sharing matching test session,and the network open process and online repair process.By creating an external encoding field,the thesis joins the housing data in each system in order to achieve the entire life cycle of inventory monitoring,to ensure the consistency of the internal and external data sources.By creating a business circle field,the system can establish the matching relationship between the physical business district where the source address is located and the customer's choice of business district,so as to achieve a more intelligent listings recommend.The reconstruction of the page URL,title,description and keywords rules,makes the page on the one hand to the search engine more friendly so as to enhance the pages included rate and improve the weight of the page,on the other hand understanding page access focus so as to effectively grasp the customer accessing path,in order to provide the basis for analysis of customer behavior,help screening marketing channel.Through the optimization of map's searching logic and system hardware and software performance,the customer search response rate has increased from the original ten seconds,up to 5 seconds.The thesis completed the development of the whole system,and realized the complete online rental closed loop of the enterprise from the marketing diversion to customer service.By realizing the availability of true display,network client signing and reservation,the system,in a large extent,reduces the workload of artificial Advisory and signing.And through to the page access data analysis screened out precision marketing channels also indirectly reduces the marketing cost,in a certain extent,proves the feasibility and effectiveness of this model.
