The real estate industry has always played a very important role in our national economy and is indispensable to our economy.Although at present,the real estate industry in China is in a relatively prosperous situation,there are still some problems,such as uneven development,coexistence of high and low quality,and delay in expected completion time,which are mainly due to the imperfect project management.Studying the progress management of real estate project is helpful to solve the problem of project delay,and has important significance to improve the management level of real estate project.Based on the research status of project schedule management at home and abroad,the theory of project schedule management and the theory and method of key chain technology of project schedule management,this paper studies the project schedule management of Jintang real estate construction project.Firstly,it investigates the general situation of Jintang Real Estate Construction Project and the schedule of the project.It finds that there is a delay in the period of the project compared with the planned period.Further analysis is made to explore the factors affecting the pre-schedule of Jintang Real Estate Project,including unreasonable scheme design,resource conflict in project implementation,communication and coordination.After the analysis of the pre-project schedule management scheme,the problem of resource conflict can not be well solved and the project team personnel can not be reasonably arranged and coordinated in the scheme design,which will lead to the delay of these processes.After research,the project schedule management scheme adopts the method of schedule management based on the critical chain method to implement the management,improves the Jintang real estate project schedule management scheme,fully considers the conflict between project resources and resources,confirms the key chain of the project,and buffers the project duration.After improvement,the completion date of the project is adjusted to March 3,which not only meets the requirement of the expected completion time of the project,but also combines the contradiction of resources and the problem of buffer zone in the project.The application of project planning to project process management method based on critical chain has effectively guaranteed the time limit of the project.Finally,the paper puts forward the safeguard measures of Jintang real estate project progress management,including organizational safeguard measures,measures to ensure the implementation of construction plan,material safeguard measures,technical safeguard measures,management coordination safeguard measures and so on.In view of the actual construction situation of Jintang real estate project,CCPM schedule management is applied.The model not only effectively improves the efficiency of project process management,but also reduces the situation that project implementation progress is delayed.The quality of Jintang real estate development project has been greatly improved,and the level of project management has been improved.
