A Study On Engineering Valuation And Cost Control Of Assembled Concrete Building

Prefabricated construction is the trend and direction of future development of China’s construction industry.The Fifth Plenary session of the 18th CPC Central Committee of the party put forward the five concepts of "Innovation,Coordination,Green,Openness and Sharing",and prefabricated construction conforms to these five concepts.At the same time,it has a positive effect on the progress and development of the engineering cost industry in our country.However,in the process of popularizing prefabricated building,the problem of imperfect pricing system and poor cost control effect is also encountered,which needs to be solved urgently.This paper take assembled concrete building as the research object,through the analysis of construction process of the assembled concrete building,the differences between the fabricated concrete building and the cast-in-place building are summarized and analyzed.On this basis,the characteristics of the measurement and valuation of the assembled concrete building are studied,which are different from the cast-in-place building.This paper expounds the valuation method and procedure of the assembled concrete building,and by analyzing the constituent elements of the pricing system of assembled concrete building,sets up the framework of the pricing system of the assembled concrete building.Then the main factors affecting the cost are refined from three stages of design,production and transportation of the prefabricated parts,assembly and construction of the prefabricated parts.The method of Analytic Hierarchy Process(AHP)is used to establish a evaluation system of cost control effect of the assembled concrete building.The system is applied to the EPC bidding stage of the assembled concrete building.The EPC contractor can use the system to evaluate and compare the cost control effects of different bidding schemes,and then select and adjust the bidding schemes.The construction unit can use this system to evaluate and compare the cost control effect of EPC tendering units,which can be used as one of the basis for screening the successful tendering units.The purpose of this paper is to provide scientific and reasonable reference for the valuation work of assembled concrete building,evaluation and compare of cost control effect of construction scheme by the integrated valuation method and cost control evaluation system of assembled concrete building.
