With the continuous progress of urbanization in China,the development of green economy has become a social consensus.Although the traditional cast-in-place building is widely used,its energy consumption and pollution problems are eye-catching,and the industrial transformation and upgrading of the construction industry has become the main direction of progress.Prefabricated fabricated buildings are different from traditional cast-in buildings.Components are prepared in advance in the factory and then installed in the construction site.Advanced production mode improves the production efficiency of the construction industry,ensures the construction quality,and meets the requirements of green energy saving and emission reduction under the current policy of our country.At present,the cost of prefabricated assembly building is slightly higher than the current traditional building mode,and has not yet achieved large-scale popularization and application.Although there is a national policy subsidy,its development is far from mature.This paper analyses the process of assembly building and explores its cost control,which is of great significance to the promotion of assembly building.After consulting a large number of literatures and previous research results,an example is given to verify the results.The three major components of the assembly construction cost are determined:production,transportation and installation costs of prefabricated components.This paper focuses on the three stages of cost of assembly building from component production to installation,and finds out the key influencing factors,establishes optimization model,and puts forward reasonable optimization measures.On the basis of previous research results,this paper has two main research contents:one is to analyze the causes of the cost difference between the two construction modes in the light of completed construction projects;the other is to establish a hierarchical model to determine the index factors affecting the cost of assembled construction;and the other is to use the analytic hierarchy process to determine the criterion layer and the index layer.The weight of each factor determines the key influencing factors to provide the basis for cost optimization.Second,based on the empirical study of actual cases,the paper analyses how the case carries out cost control in these three stages.Then the cost control situation of the project is quantified and scored by the method of fuzzy comprehensive evaluation,and the corresponding evaluation situation is obtained.Thirdly,the optimization model of value engineering is established,and the value coefficient is the largest when the prefabrication rate is 60%.At last.the measures to reduce the cost are put forward according to the conclusion element.
