| Nowadays,most of the real estate developers in our country adopt the traditional cast-in-place construction mode.This construction mode has many shortcomings,such as manual work on the spot,extensive production mode,low production efficiency,great waste of resources and energy,and so on.More and more not in line with the national advocacy of energy-saving and environmental protection of the concept of green building.In recent years,the national and local governments have issued a series of policies to promote the development of assembled buildings,which has been gradually favored by the market for its characteristics of energy-saving and environmental protection,and a series of policies have been issued by national and local governments in recent years.However,compared with the traditional cast-in-place building,the cost of assembly building is often much higher than that of traditional cast-in-place buildings,and the higher cost makes real estate developers have one after another.However,it has brought great obstacles to the promotion of assembly architecture.Under this background,in order to solve the pain point that the assembly construction cost is too high to popularize,this article through the collection of a large number of documents and materials combined with the field investigation,find out the factors that affect the cost of each stage of the assembly building,and finally determine the key factors.Then by using the theory of value engineering,by greatly improving the function and increasing the cost a little,so as to achieve the cost control of the method of greatly increasing the value,it is suggested for the real estate enterprise to control the cost of the assembled building and improve the optimization measures.This paper first introduces the background of the assembly building and the difficulties faced by the popularization of the assembly architecture.On this basis,the problem solved is to study the cost control of the assembly building.Then refer to a large number of documents,summarize the domestic and foreign research results and development status of Assembly Architecture,clear the definition of Assembly Architecture,and the definition of Assembly Building cost;On this basis,the paper combs the construction process of the assembly building,compares the difference between the assembly building process and the traditional cast-in-place process,and puts forward the components of the cost.Control the design,production,transportation and installation of prefabricated components in assembly building.After that,according to the four stages of design,production,transportation and installation of prefabricated components in the assembled building,the factors that affect the cost of each stage are found out,and then the expert scoring method is adopted from the 21 factors collected from the design,production,transportation and installation of the prefabricated components.Remove the less influential factors,and retain the final 14 important factors.Finally,according to the importance of the experts to the cost of each stage,combined with the analytic hierarchy process(AHP),the weight of each factor is analyzed,and the key factor of assembly rate is found out.Afterwards based on the principle and method of cost control,this paper proposes to use value engineering to control the cost,establish the model of value engineering control cost,and compare the function score and function coefficient of the alternative design scheme.According to the function coefficient combined with the cost coefficient to calculate the value coefficient,the value coefficient of each design scheme is compared,and the design scheme with the largest value coefficient and greater than one is selected.In this process,the principle of value engineering is used to control the cost by greatly improving the function and increasing the cost slightly.Finally,combined with a case study,the model is applied to practical examples.According to the information provided by the project,the value coefficient of each design scheme is compared,and the design scheme with the largest value coefficient and greater than one is selected.In the design phase,the cost is controlled by optimizing the design scheme. |
