The high cost of prefabricated buildings has become one of the important factors hindering its development.Due to the large number of participants in the entire construction process of the prefabricated building,the multiple target systems,the complex technology of the object system,the close relationship between the behavior system in time and space,and the complex organizational structure,the entire construction process of the prefabricated building is a complex system Engineering,to control its cost objective must make full use of systematic theoretical thinking,scientific management methods and information methods.This article is based on BIM technology,starting from the perspective of system engineering,drawing on lean management ideas,and studying lean control methods for prefabricated construction costs.The main research contents are as follows:(1)Analyze the lean control of the cost target system and the combined efficiency of BIM technology and assembly building cost control,and at the same time summarize the connotation and extension of the lean control of assembly building cost.(2)Analyze the cost structure of prefabricated buildings from two perspectives: cost structure and construction phase,which focuses on the cost of prefabricated building design,production,logistics,and assembly from the perspective of construction phase.Graphic method is used to analyze the causal relationship between the direct and indirect influencing factors of the cost of prefabricated buildings.(3)The lean control strategy of cost is proposed for the four stages of prefabricated building design,production,logistics,and assembly.At the same time,the method of relying on the structure matrix is used to optimize the cost of the prefabricated building during the entire construction process.On this basis,combined with the Hall's three-dimensional structural model,the BIM-based lean construction framework system for assembled building cost is constructed from multiple dimensions such as time dimension,logical dimension,knowledge dimension,and corporate culture dimension,and a prefabricated building under construction in Zhengzhou The project conducted case analysis to verify the effectiveness of applying BIM technology and lean management ideas to the cost control of prefabricated buildings.The research results show that:(1)The cost per unit area of prefabricated buildings is about 20% higher than the cost per unit area of traditional cast-in-place buildings,which is mainly concentrated in the cost of materials and machinery.(2)The application of BIM technology and lean management ideas to the cost control of prefabricated buildings has good applicability and combined efficiency.It can effectively control the cost of prefabricated buildings and reduce the waste in the construction process,in which the mold cost is reduced by about 25%,The lifting time is shortened by about 20%,and the overall construction period is shortened by about 10%.(3)Use the fishbone diagram method to analyze the causal relationship between the direct and indirect influencing factors of the cost of prefabricated buildings the platform is an effective way to control the cost of prefabricated buildings.(4)Lean control of prefabricated building cost is a systematic project.From the perspective of the entire construction process,the Hall multi-dimensional structure model is used to build a lean control system of prefabricated building cost based on BIM to control its cost.
