Real estate project has some features, such as a large amount of funds and a longdevelopment cycle. Cost control and business benefit is closely related in real estateconstruction projects. At the present stage, most of the cost of real estate enterprisessuperficial control cost management, cost control management means relative agingcharacteristics. With lean management mode gradually been accepted in the field ofreal estate construction projects, the same application of lean management has beneeded, especially in project cost management.Process analysis part of the key cost management aspects of the project, startingfrom six progressive aspects of cost management by part. Among them, the costprojections are: artificial materials and the cost forecast, prediction of mechanicalroyalties, the temporary facility fees and site transfer fee forecast. The cost of theproject plan is an important part of the project cost control, guidance documents toreduce the cost of the project tasks can be divided into: a competitive cost planning,cost planning and implementation of the guidance program cost. The control of thecost of the project is the real estate development enterprises under the premise toensure the progress and quality of real estate development projects, in accordancewith the investment budget, the implementation of the project the whole process ofcapital expenditures to obtain reasonable assurance and effective control of themanagement activities. Specifically, it is in the investment decision-making stage, thedesign stage, the stage of development project contracting and constructionimplementation phase, cost control cost control at construction stage is the mostcritical.This paper is part of the cost for the Construction of Real Estate projects analysis,select the Vanke Golden Area West Hill project as a research object, the pros andcons of comparative analysis of the cost of the project management processes, which summed up the construction works highlight aspects of lean cost standardizedimplementation of the management path, the final interpretation of the project costmanagement aspects of the process.First, lean management model and its application in China overview, and thenlean management model to analyze. Secondly, through the presentation on the VankeGolden Area West Hill project structure model and cost management mode, and thenits cost management process analysis; this summed up the project for a key costmanagement aspects of Lean route. This article studies have shown that the Detailedlean routing steps of the project, namely: value stream in order, arrangement andadjustment of production layout, one-piece flow equalization, just-in-time production,operations and actions standardization, signage and visual, full improved, inparticular on the just-in-time production specific decomposition: elimination ofsurplus staff in the course of construction, to eliminate overcapacity in the course ofconstruction, equipment, eliminating the excess inventory in the course ofconstruction, to control the quality of the construction.Analysis of the construction cost of the project management processcharacteristics, the cost of real estate management is divided into: the cost estimationphase, cost planning stages and cost control phase.
