With the increase of the proportion of the elderly population,the problem of population aging in China has become increasingly prominent.The implementation of the family planning policy has intensified the speed of aging development and brought about changes in the family structure.The“421”and“422” have become the mainstream family structure model.It has impacted the traditional way of providing for the elderly in China.With the development of the economy and the improvement of people's material and cultural level,the traditional old-age care institutions can no longer meet the needs of the elderly with quality of life needs,which has led to an increase in the demand for pension real estate.However,the current stage of pension project design is single,mostly Only the function of the aged care service has been considered,and it has not been developed in combination with the traditional way of providing for the elderly.Considering that the next long period of time is the problem of the old-age family's pension,this article starts from the two-way needs of the elderly and young people,and analyzes the needs of the elderly and young people.The combination of traditional culture and national conditions is built to suit the traditional Chinese tradition.The old-age real estate development model of pension.This paper first analyzes the influence of family structure changes on the demand and development direction of China's old-age real estate in the background,expounds the relevant theoretical basis,and analyzes and summarizes the literature review at home and abroad,and introduces domestic and foreign pension real estate development models.A comparative analysis of domestic and foreign development models,drawing on the successful experience of foreign pension real estate development model,and discovering the inadequacies of China's old-age real estate development model,it is proposed that China's old-age real estate development model should be combined with China's traditional old-age culture and actual situation;then introduce "two The “generational residence” model,combined with the questionnaire,adopts the method of reliability,validity and weight analysis to analyze the product preference needs and determine the products demanded by the“ two generations of residence ” pension development model.Finally,the two generations are constructed based on the survey results.Residing in the “old-age real estate development model ” and making recommendations on possible development issues.
