Recently, the problem of population aging has become China’s economic and social development issue that cannot be ignored. It is desperate to be explored and executed that what measures should be taken to cope with the effects caused by population aging, and which kind of development mode of real estate is ought to come meet with the different needs of the elderly. At the same time, many cities in our country have made the construction of tourist resort area, highlighting its own characteristics and optimizing the industrial structure has become the key of benign operation. On the one hand, as the important carrier of the tourist function of cities, tourism resort district’s advantages of resources and environmental aspects meet the basic requirements of the endowment real estate development just right; on the other hand, with the increase of the consumption power of China’s elderly, the activities, such as tourism, vacation, health, have been favored by the elderly. Therefore, developing the endowment real estate in tourist resort district is supplement and improvement to tourism industry, so as to promote the sustainable development of industry and economy.First of all, the article starts from the background of aging population, and makes clear the concept of the endowment real estate, endowment real estate development model, tourism resort district and so on, combined with relevant theory and practice both domestic and foreign. This paper discusses the applicability of developing endowment real estate in tourism resort district by analyzing the characteristics, types of endowment real estate, and related theory and other related content, as well as the basic characteristics development power of the tourist resort area. And then, six kinds of development mode are combed out based on the domestic and foreign cases.Secondly, the paper takes Sanjiawan as the research object, and analyzes its construction background and general situation. Then, the conditions of developing the endowment real estate are put forward, including inherent power, such as regional environment characteristics, land planning features, development timing requirements, and external opportunities, such as regional pressure of the aging,rising of summer tourism, increasing of the elderly income and policy environment supporting. In addition, four kinds of endowment real estate development mode that suited to Sanjiawan are determined, which are home mode, vacation mode,hospital model and education mode, by studying the factors and changes in the family structure, the elderly living wills and needs of elderly people and so on, as well as the characteristics of Sanjiawan. On this basis, the paper analyzes thedifferent modes of endowment real estate development from both scale and land use layout, and determines the size of the endowment real estate land combing with elderly population forecast and the land needs of different pattern, preparing for the optimization strategy of Sanjiawan.Finally, the paper puts forward the optimization objectives and principles of Sanjiawan, and then adjusts the different land use scale and layout, combined with the influence of the selected model for overall planning, as well as determines the different development pattern location, sets up old public facilities district in city district level and community district level, and improves the barrier free traffic system. What’s more, strategies about facilities and space layout of different mode are proposed from the detailed planning level. Afterwards, implementing countermeasures are put forward from the policy, funding, promotion planning and management aspects.
