| In recent years,the aging population process in our country have worsened,the pension service industry begins to gradually towards marketization,and also brings a new development opportunity and challenge for it.Due to the close relationship between the housing and land,the research about pension real estate will inevitably involve the location problem.The research about pension real estate in our country is still stay on the primary stage and not mature,most of them focus on the development model,the way of operate and financing,few of them involve in site selection.On the other side,the research about Value Engineering Theory applied in site selection is very mature,including residential,industrial buildings,commercial real estates,logistics and supermarkets site selection.The paper bases on The Value Engineering Theory and try to construct the site selection model of pension real estate,looking for the suitable area to build it,and in order to provide a more intuitive reference for the company.The most important step in the application of value engineering is the determination of the function and cost coefficient.Firstly,to make sure the function is to confirm the factors that affect the site selection of pension real estate,based on the characteristics of pension real estate and old people’s special physiological,psychological and emotional characteristics,combining with The Maslow’s Hierarchy of Needs Theory to analyze the factors,and finally determine them,which cover nature geographical location,the surrounding environment,basic facilities and traffic conditions this four aspects,and tease out 12 representative indicators,then construct a index system to evaluate the site selection,which almost cover the function features that pension real estate need to have,but also put forward it’s necessary to correct some factors depend on the actual situation.Secondly,combine the characteristics of site selection of pension real estate,and intruducing AHP as the way to determine the weight of each index and build an improved value engineering model to choose the best site,which include to correct the index system,to make sure the weight of each index and function assessment three basical steps.Finally,the index system and site selection model will be applied in a site selection of a pension real estate in one city,which also proves the practical significance. |
