Study On Cost Management Of Fabricated Concrete Building

Prefabricated concrete buildings take the advantages of fast and efficient construction,energy saving and environmental protection,but the unit cost of fabricated concrete buildings is higher than that of traditional cast-in-place concrete buildings.In order to initiate the prefabricated concrete building,the effective cost management of the prefabricated concrete building is the key point at present.From the perspective of real estate,combining engineering cost management theory with case studied herewith,the influence factors for the cost of fabricated concrete buildings are studied hereby.The cost management scheme of fabricated concrete buildings is proposed,and the research theory of cost management of fabricated concrete buildings is enriched.First,the reasons for the impact of prefabricated concrete construction costs is analyzed and a cost management plan is proposed.Based on the actual cost data of specific project,the comparative analysis of the cost structure decomposition of the prefabricated concrete construction cost and the traditional cast-in-place concrete construction cost is carried out to find out the reasons for the impact of the prefabricated concrete construction cost.Cost control scheme for standardization rate of prefabricated components.Then,the cost analysis scheme is evaluated by the analytic hierarchy process,and the optimal cost control scheme is selected.Furthermore,taking the X project of Chongqing regional V company as an example,the practical application of the evaluation of the cost control scheme of the prefabricated concrete building is carried out,and the cost control scheme of “prefabrication rate of 50% combined prefabricated component standardization rate of 20%” is obtained as the X project optimal cost management program.The conclusion of this study provides a decisionmaking reference for the cost control of fabricated concrete buildings of V Company,and provides practical experience for other real estate development companies to control the cost of fabricated concrete buildings.
