Nowadays,PC prefabricated construction has become a hot topic in the domestic construction industry with the advantages of energy saving,environmental protection,high quality and high efficiency,more safety and more intelligence.However,due to the problems of large investment and lack of experience in the early stage,the participants in the construction market are not highly motivated,which results in the slow development of PC prefabricated construction.Optimizing the cost of PC prefabricated construction has become the top priority in construction industrialization.Real estate enterprises,as the main supply body in the process of construction industrialization,affect the supply of industrialized housing to a certain extent,thus affecting the development speed of construction industrialization.Therefore,how real estate enterprises quickly grasp and optimize the key issues in the critical period of the cost control of PC prefabricated construction and improve the effectiveness of control is the focus of this paper.Firstly,this paper clarifies the related concepts of PC prefabricated construction,whole process cost management(WPCM),analytic hierarchy process(AHP)through literature research,and takes this as the theoretical basis of the research.Secondly,through the expert interviews,it is concluded that real estate enterprises should judge the effectiveness of cost management of prefabricated construction projects from the perspective of macro “large operating cost”.This paper analyzes the advantages and disadvantages of PC prefabricated construction compared with traditional cast-in-place construction in terms of schedule,quality and cost.By reviewing the developed PC prefabricated construction projects,it is found that real estate enterprises have many problems in each stage of PC prefab construction project development,such as inadequate management,inexperienced partners and lack of professional talents.Such problems can lead to project schedule lag,quality decline and ineffective costs,resulting in the decline of project profit margin.Thirdly,based on literature analysis,questionnaire survey and analytic hierarchy process,this paper refines 16 high-frequency factors that influence PC prefab construction cost proposed by industry experts at this stage: A1 design scheme,A2 component modularization,standardization,A3 national and local policies,standards,A4 professional quality of design team,A5 assembly rate,prefabrication rate,B1 local resources,B2 contracting mode,etc.The hierarchical structure model is constructed to rank the above influencing factors and verify consistency.Then,byreclassifying the above factors at the time point of management intervention of real estate enterprises,the primary and secondary stages and the influencing factors in the whole process control of PC prefab construction cost of real estate enterprises are obtained.Finally,management countermeasures are put forward for the influencing factors in each period of PC prefab construction cost management.In the golden period of management,emphasis is placed on ensuring the rationality of cost management objectives and implementation path through the control of project evaluation,design thinking,cost thinking,information means and design team.In the silver period of management,the focus is to ensure the reliability of cost management by selecting high-quality partners from three aspects of supplier evaluation,technical standard evaluation and strategic cooperation.In the bronze period of management,emphasis is placed on improving the effectiveness of cost management by strengthening cooperation,setting up feedback mechanism and supervision mechanism to avoid invalid cost.This paper concludes with a summary of the full text and looks forward to the future.
