Carrying out the transformation of old residential areas in the city is one of the important issues that China urgently needs to solve in promoting new urbanization construction,and it is also a key link in the process of realizing socialist culture with Chinese characteristics.In recent years,although the central and local governments of China have been committed to promoting the transformation and management of old residential areas in cities,the transformation of old residential areas in the city is a huge systematic project and people's livelihood project,plus old cities in various cities.The region itself and its political,economic,social and cultural environment are quite different,and the pressure and resistance are also large.As a result,the transformation of old residential areas in China is slow,the rate of transformation is low,and the transformation pressure is huge.In view of the continuous high demand for the renovation of old residential areas in China,the key elements of the working mechanism,transformation mode,transformation mode and technical points of transformation of the old residential areas of the city have not yet formed a scientific and rational transformation strategy system.Taking Kunming City as an example,on the basis of comprehensive system investigation and research,using the method of transformability measurement and cluster analysis,a set of scientific and reasonable technical solutions for the working mechanism,transformation mode,transformation mode and transformation technical points of the transformation are proposed respectively.Transformation strategy.Its core content and conclusions are as follows:(1)Taking the old residential area of Kunming city as the research object,comprehensively analyze and study the distribution and characteristics of the old residential areas in the city,the transformation needs and the post-reform evaluation,so as to summarize the working mechanism,transformation mode and transformation mode.And problems in the technical aspects of the transformation.(2)Conducting research on the transformability of the old residential areas in Kunming City.Firstly,the deductive induction method is used to obtain the influencing factors of urban old residential area reconstruction.Then,the multi-index comprehensive evaluation method is used to establish the measurement model of the urban old residential area's transformability.The 22 most representative cities in Kunming are old.The residential area is the original data.Using the measurement model of the transformability of the old residential areas of the city,the transformable capacity index of 22 old residential areas in Kunming city is calculated,and the measureability and sorting ability can be obtained.The cluster analysis method is adopted.Cluster analysis of old residential areas in Kunming City shows four typical types and characteristics of old residential areas in Kunming.(3)Combining the above analysis and research,firstly formulate the concept goal of the transformation of old residential areas in Kunming city,and propose the overall transformation strategy;then,the working mechanism,transformation mode and transformation of the four typical urban old residential areas are respectively carried out.The technical points of the method and transformation propose a set of scientific and rational transformation strategies and suggestions.Finally,the Yongchang Community of Kunming City is taken as an example to carry out empirical research and propose strategies for subsequent transformation.
