In China,the construction industry has always been the image of low rate of resource utilization and extensive management.With the increasing requirements of the state to save resources and improve production efficiency in various industries,more and more efficient information management methods are applied to the construction field.Among them,as a new concept technology,BIM technology has attracted much attention due to its visualization,simulation,coordination,optimization,and graphing.This article takes the real estate development project as the research object,taking the dynamic cost control in cost management as the starting point,and provides a new perspective for the application of BIM technology in the field of architecture.First,this paper takes the dynamic cost control of the real estate development project as the research object,and divides the whole process of cost control into five key stages,including the preparation of the project,the bid of the land and the design of the design,corresponding to the BIM technology and the key nodes,and constructs the two cost control frames of the linear and circular rings.Analyzing the way and content of dynamic cost control combined with BIM technology.Then,on the basis of the tasks and needs of each work stage,the relevant contract information is added to the dynamic cost of the project,so as to improve the traditional dynamic cost control process and method.This paper introduces the specific process and advantages of BIM technology at different stages.In order to achieve the expected effect of the BIM model,the key step is the relationship between the contract and the model component.This is also the basis for using BIM technology.It classifies the contracts,making contracts associate with the models respectively,and distinguishes them with different colors.The next step is to establish a BIM cost model,and use it as a unit for processing.At the same time,the traditional method(such as dynamic cost control table)and BIM technology are combined to make the change of cost more intuitive,so as to achieve cost control visualization and three-dimensional effect.Finally,taking the dynamic control of the construction stage as an example,the specific practice of dynamic cost control of real estate development projects based on BIM technology is analyzed,and the dynamic cost control method using BIM is combined with traditional methods.By illustrating the changes in the cost of the dynamic cost control process and the corresponding BIM cost model and traditional dynamic cost control table processing methods,the advantages of applying BIM technology in dynamic cost control are analyzed and compared so as to clarify the promotion of this method to the traditional method.
