With the macro economic slowdown of China,Downward pressure will be increased in real estate market,the domestic real estate enterprise need to survive and breakthrough,in the next five years,50%of real estate enterprise will drift towards bankruptcy,dring the period of accelerating change,To establishe advanced and efficient cost management system,will enhace the competition of the enterprise,will be the best choise for many enterprises.This paper is based on the theory of real estate development cost management,in view of cost control,case analysis;system analysis and comparative research method will be used.Acording to the present situation of the cost management in Venice Watertown real estate Project,Analyzing the problems of original cost management system,studying the cost control system and method in large-scale real estate project,giving the basic idea of comprehensive budget management system,and establishing a scientific cost management system,Through the target cost and planning contract system,using the comprehensive budget and standardized management,and providing systematical solutions Acording to the research of cost control system in Venice Watertown real estate Project,established the cost mangement system,made the target responsible system and used the standred working method,improved the traditional target cost mangement system.Ensured the systerm is accuracy and operability.Meanwhile,established implement liability system,to provide a guarantee for cost management system.The aim of analysis and the research in this paper is in order to solve the actual problem during cost management,choose the Venice Watertown real estate Project as an example,to give analysis and evaluation of the cost mangement,and improve the cost mangement system in the system perspective,to find out the better measure of cost management systerm.At the end of the paper,author give some discuss and pespective in the future research in real estate cost management;meanwhile,this paper also can be used for cost management in the other real estate projects for reference.
