| Real estate project portfolio continue to innovate with the market segments,the target cost management has to adjust according to the application of different product assortment,thus the thesis uses target cost management theory of the real estate project as the main theoretical basis to explore the application of target cost management in the Loft apartment SOHO product portfolio.First of all,according to the characteristics of the target cost management and the project development process,combining with the target cost form and cost management process as well as the features of the Loft apartments,the author of the present research will find out the focus of potential customers on basis of market research and customer group analysis so as to make clear of the position of initial product and conceptual design.In this way,the draft of target cost as the pre-control target can be set so that sales revenue can be predicted for the investment decisions.Secondly,during the project design phase,detailed product positioning and scheme design for Qianlong Olympic City Project are carried out.The quota design and quota index are adopted to optimize the allocation cost.According to the approved program design,the startup version of the target cost will be compiled and the cost of the whole project is planned.After the completion of construction drawing design,the construction cost of the target cost will be adjusted according to the construction drawing budget.After that,the cost accounts will be further divided on basis of work breakdown structure so that the contract planning and liability costs are developed based on the results.Thirdly,the cost management of bidding procurement and contract management in implementation stage of Qianlong Olympic City project will be carried out from the following three aspects:tendering division,bidding mode and procurement mode.In the process,the cost changes caused by design changes and project visas during construction will be tracked and adjustment measures and management measures will be put forward to ensure the timely adjustment and update of the dynamic cost.In this way,the author of the present research will analyze the deviation amount and reason of the dynamic cost of the project so as to propose the measures to deal with the deviation as well as testing the dynamic cost to reflect the effect of the project cost management.Finally,Summarizing the application of target cost management in project cost management of QianLong Olympic City,It is found that under the premise of meeting the project development and operation,the project target cost can be controlled.Therefore,Target cost management is the dynamic management process of a system.In the process of specific management,it is necessary to keep track and adjust to ensure the realization of project cost objective. |
