| The real estate industry has been affect China’s economic development, it’s boom and bust have a direct impact on the development of industry value chain. China’s real estate industry is greatly affected by the market environment, the national policy, now there is a large number of small and medium-sized real estate enterprises, their financial risk is very high, and they face an intensely competitive marketplace, it is an important question that if small and medium-sized real estate enterprises can control their financial risk in the new situation of the economic downturn, growth slowed down. Small and medium-sized real estate enterprises always have a small scale and poor ability to resist risks, especially many of them closed because of financial risk in 2014. The financial risk has become an important issue for the long-term development of the real estate industry.Find out financial risk of the small and medium-sized real estate enterprises in time and analysis the reason and situation, and then find out the solution to control risk and to promote the development of enterprises. Studying on the financial risk and controlling problems can contribute to the stability of the real estate industry, managing its transition, and the healthy and orderly development of the real estate industry.This paper first reviews the related research at home and abroad, describes concept and types of financial risk, and then analysis the China’s real estate enterprise financial risk characteristic, analysis will focus on the question of small and medium-sized real estate enterprises’financial risk and the risk control situation. Through the case study of ZY company to identify financial risk, describes the causes of the financial risk of the company. At last, this paper put forward suggestions for small and medium real estate to control financial risk, I hope provide the reference opinions to other small and medium-sized real estate enterprises. |
