The management and control of financial risk plays a key role in the survival and development of real estate enterprises today,especially small and medium-sized real estate enterprises.Enterprises should pay more attention to the management and control of financial risks in their daily work,and do a good job in the real-time monitoring of financial risks to lay a foundation for the future development of the enterprise.It is of great significance to study how to reasonably identify the financial risks of small and medium-sized real estate enterprises and adopt appropriate management and control measures.This paper takes Y property company as a case.Firstly,it grasps the basic situation of the enterprise.A total of 17 financial indicators were selected from the five aspects of the company's debt paying ability,profitability,operating ability,growth ability and cash operating ability to analyze its financial situation to understand the operating situation and financial risks of Y property enterprise.Secondly,it analyzes the causes of financial risks of the enterprise.This paper further analyzes the financial risks of Y property enterprise by using the financial risk warning system,and finds out the causes of the financial risks of Y property enterprise by combining the internal risk control and external policies.Thirdly,the enterprise financial risk early warning system is established.The analytic hierarchy process was used to assign values to the financial indicators of Y property enterprise,and the weight of the evaluated financial indicators of the enterprise was obtained.The efficiency coefficient method was used to calculate the score of a single evaluated financial index of the enterprise,and then the comprehensive score of the company was obtained,and the financial risk warning system of Y property company was established.Finally,this paper puts forward the preventive measures against financial risks.In view of the reasons for the financial risks of Y property enterprise,combined with the actual situation of the enterprise,the corresponding countermeasures were proposed from the aspects of strengthening the supervision and audit mechanism,establishing the risk early warning system,improving the management of financing activities and strengthening the management of project investment.Through the financial risk early warning system,this paper grasps the warning status and financial risks of Y property enterprise,and finds out the specific reasons and countermeasures that lead to the high financial risks of Y property enterprise in recent years,so as to help it to improve the prevention level of financial risks and improve its competitiveness in the real estate industry.It is hoped that the research and analysis on the financial risks of Y property enterprise can provide reference opinions for Chinese real estate enterprises,especially small and medium-sized real estate enterprises,to cope with financial risks and help more similar enterprises to develop in a healthy and orderly manner.
