The course of China’s property management industry has gone through more than thirty years, with the development of the economy of property management as a new form of city management to become the emerging service industry, The rapid expansion of the service scope of management, The field continue to expand, improve service levels and showed a good momentum of development. Housing reform, accelerate the process of urbanization, enormous space for development of customer demand for property management services, property management service has become a highlight of the estate, government departments will also be included in the realization of harmonious society management unit Chinese dream, because the property management service object is the bottom of the society, it is and people’s clothing, food, shelter, are closely related, an important area of the property management industry is beneficial to the people’s livelihood and by social all circles attention. In such a large background of QH Property Management Company (hereinafter referred to as "QH") after ten years of development, has become a national level professional property management companies, the development has encountered some new problems, the industry has become competitive, business, market scope of QH company is more and more narrow, outstanding enterprises and other professional level there is a big gap compared, which restrict the further development of enterprises. Relying on intuition and experience based management has been unable to adapt to the development of enterprises, in order to adapt to environmental changes, in order to make the enterprise more the last step, must be carefully thinking:what is the potential of enterprise can effectively guide and cultivate the core competitiveness of enterprises, become? What industry can be for enterprises to create new profit growth point? How to conform to the enterprise operation management strategy? Rethinking the company’s mission, vision of QH company, must fully understand the external environment and industry status, an objective analysis of their competitive advantage, combined with the operation of existing fast forming the ability to respond to market opportunities, mining company competitive ability of new factors, form which adapts to the development strategy of company, to determine the accurate, gradually QH’s unique profit model, to realize the sustainable development of enterprises, creating sustainable, stable source of profit for the group, and finally provides broad space for the development of.staff and company.This paper consists of seven parts. First discusses the background, significance and were reviewed and analyzed the present situation of research on domestic and foreign research, main content and research methods of the article research; defines the property management industry theories involved in the study, the content of strategic management, strategic management and strategic management hierarchy process analysis is introduced, PEST analysis, SWOT matrix analysis, balanced scorecard analysis method and the Potter five forces analysis model, based on the analysis of QH macro environment, industry development and internal capabilities, summarized and advantages of the company, gaps and weaknesses. On the basis of the basis of the development strategy of the strategic positioning and strategic target planning, and the over all strategy, business strategy and functional strategy of QH company is discussed; finally discusses the guarantee measures for implementation of the strategy and the implementation of the strategy, to ensure the realization of in accordance with the implementation of the strategic objectives of the path expected arrival.In this paper, in terms of security strategy implementation and modified by science, the Balanced Scorecard evaluation system, evaluation of the stakeholders and the main index, mainly in the internal management processes, internal team learning capability, internal financial management and external customer demand of the four set the evaluation index in the evaluation index parameters, parameter selection fully absorb the characteristics of property industry and QH company’s internal management and operation characteristics of the main aspects, ensuring the strategic implementation process timely repair of partial and the implementation of evaluation system.This paper from the domestic property management industry development trend, carries on the comprehensive analysis of QH company’s external competitive environment and internal management status, the three kinds of development strategy of the company, its purpose is to find out the future development path for QH company, provide reasonable scientific advice for the development of the company, the company development direction, establishing the model function in the industry, at the same time, the research ideas and concept can also provide reference foe other company’s strategic planning, to help analyze their own enterprises are facing opportunities, challenges, strategic management and planning more scientific.
