In recent years, with the continuous improvement of the living standard of the Chinese people, for the purchase of commercial housing to improve the living conditions of the rigid demand became more and more strong, coupled with reform of the housing system for urban residents gradually deepening, bring the real estate and real estate related service industries rapid development and prosperity. Real estate property management industry, which gradually evolved into the service of the commercial operation of the industry under the condition of market economy. All kinds of property management enterprises gradually increased, the industry internal competition. Coupled with a new generation of residential owners of property management services demand becoming more personalized and complex, expectation of property management companies to provide a full range, high level of quality property management services, thus requires a property management work must improve the level of its specialization, information and intelligence. So the real estate property management enterprises need according to the reality of the market expectation and demand, an accurate grasp of the positioning of the property management company, in choosing the appropriate business development strategy, to make the property company has sustained competitiveness and development prospects.The SC Property Management Co., Ltd. (here in after referred to as the SC company) as the object of study, with enterprise strategic management theory as a guide, using SWOT analysis method of enterprises are facing the opportunities, threats, and its advantages and disadvantages of comprehensive evaluation. Using the external factor evaluation matrix (EFE matrix) and internal factors evaluation matrix (IFE matrix) to make quantitative analysis on the key factors affecting the development of enterprises, the political, economic and social cultural macro environment and application of Michael Potter's competitive strategy theory of enterprise, industry trends and competition environment of thorough analysis and organization management, management mode, human resources and corporate culture and other internal resources, on this basis the company tailored to develop a scientific and effective implementation, strong business development strategy and implementation, so as to lay a good foundation for the sustainable operation and development of SC company.
