Research On The Interest Coordination Mechanism Among Urban Housing Demolition

For a long period of time, urban housing demolition has always been a hot issue concerned by the government and the public in China. Urban housing demolition involves various interest bodies, among which the government, the demolition party and the householder are the most prominent ones. According to the present situation of urban housing demolition, it is more often than not that the householder’s interests would be damaged, due to the different interests, the game and the unequal status of the three parties. The damaging of the householder’s interests not only causes the stagnation of the whole demolition project and the waste of social resources, but also threatens social stability and the construction of a harmonious society. The previous studies on this topic often use game theory to analyze the game relationships among different interest bodies in the demolition process. These studies have laid the foundation for the establishment of the interest coordination mechanism. However, there are still some problems with the current interest coordination mechanism. Therefore, it cannot effectively solve the various interest conflicts in China’s urban housing demolition. The purpose of this thesis is to establish an interest coordination mechanism for China’s urban housing demolition to improve and optimize the previous mechanism and realize the win-win cooperation between different interest bodies.This thesis studies the interest coordination mechanism in China’s urban housing demolition through literature studying and systematic analyzing. The Synergy Theory provides a new perspective and methodology guidance for the study of urban housing demolition management. It could be applied to the study of the synergy mechanism in urban housing demolition system, the functional mechanism of the interest coordination mechanism and the coordination mechanism construction for interest bodies in China’s urban housing demolition. The establishment of coordination mechanism could set up and maintain a good cooperation relationship among the interest bodies in housing demolition and improve the orderliness of China’s urban housing demolition system, turning a disordered system into an ordered state. It also could lower the risk of opportunism during the demolition, reduce interests frictions and conflicts and bring down the trade cost, and thus to realize the sharing of interests among interest bodies and the coordinated operation of the demolition work.To solve various interest conflicts in China’s urban housing demolition, we need to make use of previous studies, analyze the disadvantages of the current interest coordination mechanism and bring in more theories to further the study of interest coordination mechanism. Based on previous studies, the system theory and synergy theory provide a new approach for the research of interest coordination mechanism in China’s urban housing demolition. They could enrich the theoretical research of China’s urban housing demolition and give guidance to the solving of practical problems as well.
