Research On Urban Housing Demolition Of Shanghai

Urban housing demolition, which causes many conflicts, is not only the indispensable key link of urban construction and old district redevelopment, but also the focus of our society. In order to promote the redevelopment of old district, to promote sound and rapid development of the urban economy, to protect people's wellbeing, to promote social harmony, to supplement existing urban management theory, an urgent request about systematic research on urban housing demolition operating mechanism is put forward.This dissertation focus on operating mechanism of urban housing demolition, by the way of analyzing the phased demolition policy features, a thorough study of operating mechanism of Shanghai urban housing demolition is given. In addition, under "Property Law", the dissertation tries to find a new mode, in which the government plays the leading role, in order to accelerate the speed of old district redevelopment.This dissertation consists of 8 chapters; the main contents could be shown as follows:Chapter 1^st is the introduction part. It mainly presents the background of urban housing demolition, including the purport, object, correlative concepts, research course, main contents, features and innovation points of the dissertation.Chapter 2^nd is the academic foundation part. It contains the literature summary which includes the introduction of the nearest developments of urban housing demolition researches home and abroad. In addition, the theory foundation of the whole dissertation is examined.Chapter 3^rd is the comparative study part. It provides referential experiences for the proposal part, according to the relative policies of other domestic cities and the advantages of urban renewal and system for land expropriation abroad.Chapter 4^th is the policy introduction part. It analyzes the political system changes of Shanghai urban housing demolition, namely the housing demolition policy under planned economy pattern before 1991, the housing demolition policy in Economic transition period between 1991 and 2000, the housing demolition policy under market economic pattern between 2000 and 2007, the housing demolition policy under "Property Law". It provides the thread of housing demolition policies for the proposal part, according to detailed policy analysis.Chapter 5^th is the policy empirical analysis part. It arrives at the questions and the reasons of conflicts about urban housing demolition, by the way of analyzing the current situation and the heavy program of field work.Chapter 6^th is the model analysis part. The evolutionary game theory is applied in order to produce a comprehensive analytic framework for solving urban housing demolition problem. Based on this theory, evolutionary game model is established and the evolutionary stable strategy (ESS) is obtained under different circumstances.Chapter 7^th is the policy suggestion part. Based on the research above, several suggestions are put forward, in order to complete urban housing demolition operating mechanism under "Property Law".Chapter 8^th is the conclusion and summary. It sums up the conclusions of the former chapters, examines the insufficiencies of the study, and points out the Research direction in the end.This dissertation might have three innovation points as follows:Firstly, the evolutionary game theory is applied in order to produce a comprehensive analytic framework for solving urban housing demolition problem. Based on this theory, evolutionary game model is established and the evolutionary stable strategy (ESS) is obtained under different circumstances.Secondly, by the intensive study of interrelated law, several suggestions are put forward, in order to complete urban housing demolition operating mechanism under "property law", including the purport, principle, method, concrete implementation of the program.Thirdly, the symbiosis concept is applied, and the new "intra-area moving back" resettlement program is given. It is to say, by effective urban housing demolition, old district can be well redeveloped; urban economy can pursue sound and rapid development; people's wellbeing can be protected. What's more, with the help of reasonable compensation, and "intra-area moving back" resettlement program, the living conditions of relocatees can be well improved, the multi-symbiotic harmony can be achieved.
