Research Of Development And Operation Of Commercial Real Estate Under Cooperation Of Village Enterprises

Commercial real estate is a type of modern city development,whose main functions include commerce,residence,office,hotel,etc.It drives the economic development of the city and meets the material,cultural and living needs of urban residents.With the continuous renewal and development of the city,the number of commercial real estate projects has increased greatly,and the land area has also grown rapidly.In order to meet the urban planning requirements,revitalize the rural economic development land,and increase the rural collective and individual income,the village enterprise cooperation for the development and operation of commercial real estate projects came into being.At present,there are few studies on the development and operation mode of commercial real estate under the cooperation of village enterprises at home and abroad,and there is a lack of empirical research on specific cases.The development and operation of commercial real estate under the cooperation of village and enterprise has new characteristics.It is of great significance to put forward the development and operation mode applicable to commercial real estate projects under the cooperation of village and enterprise.This paper introduces the research results of commercial real estate development and operation at home and abroad and analyzes the new features of commercial real estate development and operation under the cooperation of village enterprises.This paper introduces several important concepts and theories in the research field of commercial real estate,and the main development and operation modes of domestic and overseas commercial real estate projects.The development and operation modes of commercial real estate projects that may be applicable to the cooperation of village enterprises are proposed,including revenue-sharing mode and rent-back mode.Finally,a systematic analysis is made on the development and operation of the intelligent innovation center project in Guangdong-Hong Kong-Macao Greater Bay Area which adopts the revenue-sharing mode and rent-back mode.Guided by economic benefits and social benefits,the feasibility of the two development and operation modes is demonstrated,and corresponding suggestions are obtained from the two development and operation modes.It is expected to provide reference for the development and operation of similar commercial real estate in China to some extent and theoretical basis and project proposals for the intelligent innovation center project in Guangdong-Hong Kong-Macao Greater Bay Area.
