With the continuous development of socialism with Chinese characteristics,the social economy is also marching towards a new era and constantly advancing to a new level.China’s economy has gradually slowed down from its early rapid growth and shifted to high-quality sustainable development.In recent years,China’s macroeconomic has begun to closely focus on the transformation and development of "stable growth and structural adjustment",resulting in a gradual increase in the domestic urbanization rate,The demand for urban commercial operation area has also increased.In the past few decades of development,traditional real estate enterprises belong to fast paced development,high load operation,and capital intensive industries.The vast majority of real estate enterprises have high liabilities and significant capital pressure.In recent years,under significant capital pressure,more and more real estate enterprises and commercial real estate companies have begun to transform or expand asset light operating businesses.LD Commercial Real Estate Company is a local commercial real estate company with high brand awareness,good reputation,and medium scale in the Central Plains region.It is also facing external market pressure and various issues of the enterprise itself.In order to achieve the goal of operational stability and steady growth,after multiple rounds of internal discussions,the company decided to start the transformation to an asset light operation mode from the end of 2015.On the basis of the original self-sustaining commercial operation,it has expanded its asset-light business and achieved sustained growth and stable operating performance,which is worth in-depth research.This study consists of six components.First,it introduces the overall purpose,background,and significance of this study,focusing on the literature and theories of domestic and foreign academic research on asset light and asset light operations,and introduces the research ideas and methods of this article.Secondly,it introduces the relevant concepts and theories mentioned in this article.Firstly,it introduces the relevant concepts of commercial real estate asset light operation mode,including commercial real estate,asset heavy operation mode,asset light operation mode,etc.Secondly,relevant theoretical explanations are introduced for this study to consolidate the theoretical foundation of this article,such as applying the smile curve theory to the analysis of commercial real estate business,providing a conceptual and theoretical basis.Third,briefly introduce the business of LD Commercial Real Estate Company,and describe the current situation with the current asset light expansion example business.Analyze the current expanded asset light business model,asset light operation project introduction,and issues,including the current business risks of expanding the light asset industry,internal organization,and talent echelon construction of the enterprise.Fourth,build a new asset light business operation model for LD commercial real estate companies.According to the macro environment and internal environment faced by LD commercial real estate companies,and in combination with the TOP commercial real estate company’s asset light business expansion model,build a suitable asset light business operation model for LD commercial real estate companies.Fifthly,based on the construction of a new model,optimize the asset light operation strategy of LD Commercial Real Estate Company,including establishing long-term development goals,improving risk prevention and control mechanisms,achieving the operation of the entire industrial chain,and implementing differentiated competition.Sixth,conclusion and outlook,summarizing and summarizing the overall research content of this paper.This article analyzes the current macro environment and industry situation of commercial real estate in China through PEST macro environment analysis method,and analyzes the enterprise environment and business operation capabilities that LD commercial real estate currently faces.It clarifies the underlying logic and feasibility of LD commercial real estate’s expansion of asset light business operations,namely,the current severe external competition situation faced by LD commercial real estate,and the increasing commercial development costs of its own plots,At the same time,based on the good brand strength,professional talents,and operational capabilities of LD Commercial Real Estate Company in the local region of Central Plains,it relies on listed enterprise groups,has a good intra-group financing platform,and has the basic financial conditions for external business expansion.Further,by introducing current business examples to illustrate the two different asset light operating models of LD Commercial Real Estate,and analyzing relevant business data,this paper summarizes the operational changes of LD Commercial Real Estate after expanding the asset light operating model,and clarifies that expanding the asset light operating business on the premise of existing scale and operational strength can help improve the operational robustness and continuously expand operational benefits of LD Commercial Real Estate,However,there are also problems with the current model,and then analyze the existing problems and build a new type of asset light operation model for LD Commercial Real Estate Company,and propose improvement suggestions.The direction and implementation strategies for expanding asset light operation are mainly explained from a strategic perspective,including focusing on developing management output type operation models,continuing to develop cooperative development type operation models,and selectively expanding fund management type operation models.Establishing long-term development goals,strengthening risk management and control of cooperative projects,achieving full industrial chain operation,and implementing differentiated commercial operation strategies can help LD Commercial Real Estate achieve better asset light operation results,and contribute greater value to the future development of the enterprise.
