Research On Stock-land Reutilization Of The Great Wall Lubricating Oil Factory Of Beijing

After nearly 40 years of the reform and opening up, many changes occur on the way aiming at the "efficiency" of urban development. Some of these changes make benefit to the rapid development of the society, however others have badly affected the health of urban development, such as huge amount of waste of resources, low land-utilization efficiency, environmental pollution, traffic jam, keeping rising housing prices, these various economic and social problems seriously affect the life quality of general people and also badly hinder the development of the cities.Now, China’s urbanization will enter a new stage. People start to rethink of the 40 years urbanization. With the developing method transforming, China’s government starts to emphasize the "quality" of urbanization, which closely related to the urbanization of the people not the land, improving the life quality of the residents, promoting the stability of urban life and changing the identity of the rural people, who have the ability to afford the urban life and indeed have made effort to the society, into citizens. Also China’s government pays attention to the land-use "efficiency". While in the past 40 years, we keep chasing the high speed of urban development sacrificing the environment and making a lot of waste of construction lands. This urbanization mode will no longer exist. Now government turns their eyes on the stock land reutilization instead of new construction land development, which means that the past 40 years urbanization mode will no longer exist.Based on the above, this study mainly concentrate on the concept of stock land reutilization, the urban regeneration theories and make clear the concept of stock land reutilization at the present stage of our country. Then through the research on the domestic and foreign stock land regeneration practices, this study sum up the strategy and framework of stock land regeneration. Based on the above research, this paper takes the "Great Wall lubricating oil factory nodes regeneration project” as a case study, comparing the practice and the theory of urban regeneration and making analysis of the content, authority and procedure of this regeneration process.This study combining case studies, theoretical analysis and empirical innovates, sets up a systematic study for the stock land regeneration in today’s China and proposed the prospect of future research, hoping to play a reference role in current stock land regeneration study.
