| With the rapid development of China’s economy and society,the scarce urban land resources are more and more scarce.The original inefficient,extensive and expansionary development mode of state-owned enterprises has become unsustainable.The large amount of land in stock has become an important factor affecting the current urban construction and the development of state-owned enterprises,In order to improve the operating efficiency of state-owned enterprises’ assets and promote the economical and intensive use of urban land,it is a key issue that should be studied in the process of China’s economic and social development.With the gradual improvement of China’s socialist market economic system and the in-depth promotion of market mechanism leading resource allocation,the development of urban land market is increasingly important to solve the above problems.Through the literature review of domestic and foreign stock land revitalization,this paper finally determines to revitalize the stock land assets of state-owned enterprises as the starting point.In the process of revitalizing and utilizing land resources,the introduction of market mechanism can not only improve the efficiency of land use,give full play to the value of land resources,but also greatly promote the development of social economy.This paper analyzes and expounds the basic connotation of revitalizing the existing land of state-owned enterprises by means of marketization,and holds that the premise should be clear property rights,the core should be price mechanism,and the guarantee should be sound social policy and service system;This paper systematically combs the changes of China’s land use system,and puts forward the inevitability of using the market mechanism to revitalize the state-owned stock land;By learning from the experience of Revitalizing Urban Land Stock in China,especially the practice of introducing market mechanism,this paper attempts to find some ideas and Enlightenment for the revitalizing of HJ group’s land stock;Finally,through the analysis of the current situation of the stock land held by HJ group and the market demand of the stock land faced by HJ group,the paper puts forward the path of stock land marketization and the corresponding safeguard measures in line with the characteristics of HJ group.In the process of revitalizing the existing land assets,HJ group should strengthen the positive interaction with the government,take the strategic planning in line with urban construction as the guidance,strengthen the basic archives and monitoring management of the existing land,and at the same time,in the space where the market main body can play a role,through the realization of land property rights transfer,the combination of the development of new property and the operation of old property Adjust the land use structure and other market-oriented ways,realize the micro allocation of the stock land resources,and finally make rational and effective use of the stock land resources of the group. |
