China’s population is aging in the present China’s society. Widespread discus sion has been aroused over the hot topic such as the “empty nesters” and “re mained elders”. Meanwhile, in order to ease the series of social issues, the gover nment has introduced corresponding policies to solve the problems. However, it h asn’t achieved impressive results.At the same time, China in now under the period of transition, the traditional concept of pension system is facing challenge while the solutions to modern reti rement pattern haven’t been shaped. On the other hand, the real estate industry, as the hot field in recent years of China’s economic development, where the exp ertise has sniffed the potential economic value behind the pension issue as well a s social benefits through solving the problems. After a few years of exploration made by land agents like Vanke, Poly, Cosco, a new type of real estate product “endowment real estate” comes into being and grows to maturity.For the increasingly wealthy Chinese, the effects that enterprises involving in t he pension issues by means of industrial operation, no matter from the perspectiv e of execution or customer feedbacks, are better than government policies or su pervision by public opinions. At the same time, real estate development aimed at pensions is underdeveloped, and people in this industry failure to establish enough knowledge on specific needs of the special social groups – the elderly. As a re sult, the landscape architecture for the elderly has not been paid much attention, l acking of related research and theoretical foundation, and following problems asso ciated with the design need to be solved.The paper aims to expound the characteristics of the current real estate for the elderly, the elderly and also landscape architecture, making a professional analysis and conclusion on their relations based on phycology, function and ecology aspe cts. Suggestions will also be given on the existing theoretical achievements. In ho pe of providing solid theoretical basis for the landscape architecture of the retired elderly, the paper will find more suitable design methods and patterns.
