Research On Urban Residential Differentiation Of Ji’nan City Based On Commodity Housing Data

Urban residential differentiation is the result of social development, and there is objective basis in social existence for its presence and increasingly obvious differentiation in the current, which is a spatial reflection of social stratification. Urban Residential Differentiation is the process of Chinese society "transformation" which can’t be avoided. On one aspect, it meets the diverse housing needs of Different social strata, and improves the overall urban living standards. However, it triggered a series of social problems such as Community Isolation, urban poverty, spatial polarization, inequitable distribution of spatial resources. These problems have severely hampered building a "Beautiful China" and a "harmonious society." Therefore, it is eager to study residential differentiation.This paper taking Jinan as an example, it analyzes the current feature of urban residential differentiation on the basis of reviewing urban residential differentiation patterns evolution since the trade port opening, and then pointed out the main influencing factors. Finally, it proposed coping strategies from the perspective of urban planning based on the objective evaluation of the current feature of urban residential differentiation. The article is divided into seven chapters, as follows:Chapter1, Describes the background and significance of this study, clear the study meaning and scope of related concepts, and explain the source of the data used. Finally, determine the research methods, content and framework.Chapter2, Summing up the research progress of urban residential differentiation from the aspects of development stage and research content, and then pointed out the deficiency of the current research.Chapter3, Reviewing urban residential differentiation patterns evolution using relevant historical data since the trade port opening, which lay a foundation for study on the current feature of urban residential differentiation.Chapter4, Using commercial housing data collected from internet, it analyzes the current feature of urban residential differentiation from the perspective of the spatial distribution of properties and housing prices based on reviewing the development of Jinan commodity residential.Chapter5Analyzing the main factors affecting the current urban residential differentiation, which are summed up as4factors:natural conditions and historical basis, economic development and class differentiation, Institutional reform and policy guidance, Cultural impact.Chapter6, Proposed coping strategies from the perspective of urban planning based on the objective evaluation of the current feature of urban residential differentiation.Chapter7Some conclusions of this study are summarized, and then pointed out the weakness of the research.
