| Land price is the core of the operation of the land market,and it is also the most sensitive and representative factor in the real estate market,especially the residential land price,which has rapid development and complex spatial distribution rules.The spatial development law and the influencing factors of residential land price in Shenyang are not clear,and it is of great significance to study the spatial differentiation of residential land price in Shenyang.This paper analyzes the development status of Shenyang’s land market from the aspects of land supply,land transaction,benchmark land price monitoring and policy environment,and analyzes the problems in land use planning,land supply,land transaction and policy environment in Shenyang’s land use process.On the basis of data collection,sorting and screening,224 residential plots were sampled and a sample database was established.Using Arcgis software,exploratory spatial data analysis and analysis of sample data was carried out.The interpolation method determines the spatial distribution law of Shenyang residential land price from two angles:high value area and low value area,subway line and typical direction section.Qualitative selection of plot ratio,plot area,commercial resources,educational resources,medical resources and industrial environment,as the influencing factors of Shenyang residential land price,using GWR model to analyze the impact of Shenyang residential land price from comprehensive factors and single factors.It is finally determined that the impacts from bulk to small are volume ratio,commercial resources,educational resources,plot area,industrial environment,and medical resources.On this basis,the GWR model was used to analyze each influencing factor.Finally,based on the previous research results,the spatial change of residential land price in Shenyang is qualitatively predicted,and the land use planning is improved,the land supply structure is adjusted,the policy implementation is strengthened,the regional supporting facilities are balanced,the traffic skeleton construction and the secondary city center construction are accelerated.The other aspects are to promote the regulation and control of the residential land price stability in Shenyang. |
