In recent years,with the rapid development of the market economy,especially the reform of the urban land and the housing market system,the structure of urban social space in China has been changed significantly,and the comprehensive promotion of the housing commercialization made the urban real estate industry obtaine the rapid development,at the same time,the housing prices soared.As a result of market economy and urbanization,urban differentiation of residential space has become the focus of geography,sociology and urban planning because of the dual attributes of both social and spatial.The research in pattern about the differentiation of residential space based on data in housing price can only reflect the carrier in differentiation of social groups,and can not reflect the population specific differences,only combine with spatial differentiation of residential price and social differentiation of residential groups can reflect the objective situation truly about the urban differentiation of residential space.So,this paper takes Changsha City as the research object,through the collation of the data of housing price and based on the basis of urban economics,urban sociology and urban planning,etc.,drawing lessons from domestic and foreign researches on the related theory and technical method to establish the method based on combining with the price of residential differentiation and differentiation of residential community,to summarize the characteristics and influencing factors in residential differentiation at ChangSha,to predicte the development trend in differentiation of residential space,and to put forward corresponding planning mitigation strategies based on it's social influence.This full article is divided into seven chapters,of which 4?5?6 are the core chapters,and the specific chapter is as follows:Chapter 1: Introduction.This chapter elaborates the research background and significance,and identifies the research goals and methods,and on this basis to build logical framework of this article.Chapter 2: Concepts and theoretical draw.This chapter analysises the concepts of the living space ? the differentiation of residential space ? isolation and differentiation.In addition,it summarys the relevant research results at domestic and foreign,and at last details the relevant theory of research.Chapter 3: The basic research on differentiation of residential space inChangha.At the first,this chapter introduces the social economy?the urbanization and the housing market in Changsha;Then it describs detailly the sources of data sample and the scope of this paper;At last,illustrates the related data analysis methods.Chapter 4: The empirical research on the differentiation of residential space in Changsha.This chapter take the empirical research in Changsha from differentiation of price space,differentiational degree of residential space and social differentiation of residential space,at the same time it summerizes the evolution characteristics of differentiation of residential space in Changsha.Chapter 5: The influence factors and development trends in differentiation of residential space in Changsha.Based on the results of analysis in the previous,this capter analysises the influence factors of residential space differentiation in Changsha from four fields,and that are the market,the government,society and individual.Then forcaste the development trends in differentiation of residential space in Changsha.Chapter 6: The social influences and related measures on differentiation of residential space in Changsha.This chapter objectively evaluates the differentiation of residential space in Changsha from two aspects: the beneficial effects and adverse effects,for that excessive differentiation of residential space can bring adverse effect,it put forward some related measures from the construction of housing policy,infrastructure and regulation of the urban space.Chapter 7: Conclusion.This chapter summarizes the conclusions,innovation points and deficiencies of the paper.The paper studied the differentiation of residential space in Changsha from the space and the social.From methods,it can make up deficiency about the previous research and enrich the research level to make the achievements more scientific and reasonable.From practice,through the empirical study of Changsha,We can realize the characteristics,influence factors and development trends of the differentiation of residential space to put forward the corresponding strategies.The results of this research will provide guidance for urban space development strategy,the urban residential space layout,urban planning,urban management and urban housing policy in Changsha.
