| As an important part of urban space,residential space not only provides material space for residents’ activities,but also bears the social function of residents’ social settlement behavior.With the deepening of China’s economic system reform and the acceleration of urbanization,the development and construction of urban land has been strengthened,resulting in a series of social issues such as unbalanced allocation of spatial resources within cities,urban spatial polarization and residential isolation.Based on the above research background,this thesis studies the characteristics and influencing factors of residential spatial differentiation in Jinan and proposes optimization strategies to alleviate the phenomenon of residential spatial differentiation in Jinan.The research scope of this thesis is the main urban area of Jinan,and the research data are 523 housing sample attribute data and 13 impact factor data collected from the network in 2021.First,in order to explore the residential space differentiation characteristics of Jinan city,this thesis first explores the Jinan overall distribution trend of living space,and then analysis the residential space differentiation characteristics,commodity residential house to be divided into different types and analysis for various types of residential space differentiation characteristics of the commodity residential house price space differentiation characteristics were analyzed.Second,thirteen influencing factors are selected from the architectural characteristics,location characteristics and neighborhood characteristics to analyze their impact on the price of commercial housing in Jinan,and further explain the influencing factors that pass the significance test from the perspective of different income groups to explore the factors that affect the differentiation of residential space.Thirdly,based on the study on the characteristics and influencing factors of residential spatial differentiation in Jinan,relevant optimization strategies are proposed.The main research contents and achievements of this thesis are as follows:In the first part,based on the background of the phenomenon of residential space differentiation,the relevant literature on residential space differentiation in this thesis is sorted out,the concept of residential space differentiation is defined,the research theory of residential space differentiation is understood,and the research ideas of this thesis are provided.The second part,from the geography and administrative divisions,the social and economic conditions,population distribution,the housing market status in four aspects,such as a comprehensive understanding of Jinan regional situation,determine the research scope of Jinan urban area of this article,the space unit for the streets,and collected in this thesis,the need to map data,commodity residential house price data,location data,influence factor,Provide data support for the following research.The third part,using the collected geographical location data of commercial housing,using the mean center and direction distribution tool,obtains that the main direction of residential space distribution in Jinan main urban area is east-west direction.Using collected commodity residential location data,the types of commodity residential house,the commodity residential house price data,using the buffer analysis,kernel density analysis,kriging interpolation methods of analysis,the study found that residence space based on the commodity residential house of Jinan urban area,the types of commodity housing,especially on the spatial distribution of the commodity residential house price difference.In the fourth part,OLS model and GWR model were used to screen out ten significant impact factors,including property cost,floor area ratio,distance to CBD,distance to metro station,bus station,life support,business support,business support,leisure support and education support.From the perspective of housing selection of different income groups,this thesis reveals the influencing factors of residential space differentiation,and finds that property cost,bus station and business supporting facilities have a great impact on housing selection behavior of different income groups in old urban areas.The six influencing factors of floor area ratio,distance to CBD,bus stops,living facilities,leisure facilities and education facilities have a greater impact on the housing choice behavior of different income groups in the eastern region,while the two influencing factors of commercial facilities and distance to subway stations have a greater impact on the housing choice behavior of different income groups in the western region.The fifth part,optimization strategy research.Based on the results of the study of residential space differentiation characteristics of Jinan and the factors that influence residential space differentiation from urban residential land,urban public service facilities,city traffic system,the commodity housing price distribution pattern,the mixed residential neighborhood the fusion of the five aspects,put forward the issue of ease of Jinan city residential space differentiation strategy. |
