Residential Building Quality Standardization Management Research

Construction industry has been an important pillar industry of the national economy, since the reform of the housing system, a large number of commercial housings have been inrushing into the market, as a result, the real estate market has become unprecedentedly prosperous. With the development of the social economy, people’s concept of consumption on housing has also undergone great changes, which tends to prefer healthy residential housings, they are increasingly demanding high-quality constructions. In addition, frequent natural disasters, extremely easy to cause the destruction of residential building, put forward higher requirements and challenges for building quality.Through study on relevant literatures, this thesis has drawn a conclusion on the progress of theoretical analysis about construction quality management and current effective management. With expert interview and investigations on business companies, it has made detailed analysis on the affecting factors of residential building quality management. Then with gray correlation analysis, it has put forward the engineering quality management assurance system integration model after the analysis on relativity degree of its influential factors. Through the methods of induction, analysis and deduction, it has created standardized management organization and work breakdown structure (WBS) after study on standard for construction quality of building engineering management, while integrating the ISO9001:2008standard and practical experience. Finally, by analyzing the reference case, it has validated the feasibility of standardized quality management in residential building.Residential building quality, on one hand, is an embodiment of the value of the project itself; on the other hand, it is related to enterprises’ survival and people’s life-safety and property. Therefore, it has enhance project quality management to important practical significance. This study, with a standard of construction quality management, can provide a more realistic and practical concept on construction quality management of new-form construction engineering. It can also push forward the application of standard quality for construction project management into practice and the innovation of quality management.
