Study On Building Standardization Achievements Of Domestic Real Estate Residences

At all times and in all over the world,building standardization has always been one of the most important working directions for construction industry to set rules and improve production efficiency.From the book Construction Models written by Li Jie in the Song Dynasty which summarizes the architecture techniques and use of standardization theory with the proposal of modular system of material points and bracket structure,to the building standardization system established and carried out by many real estate companies with the purpose of profit making and scale expansion in the current real estate market with fierce competition.From the 26 industrialized architecture standards and suggestions based on the international modular system theory worked out by Denmark in 1930,to the Japanese industry standards(JIS)which includes 19 industries,formulated and carried out by Japan industry standard organization in recent years and industrialization construction techniques which are more and more mature.It shows the importance of building standardization which inherits and develops the human knowledge system.The paper aims to research and analyze advanced building standardization experience of residences of leading real estate companies such as Evergrande,Wanke,Poly,Midea,Country Garden.It begins with the particularity of different companies,analyses how they build the system of building standardization of residences and also their advantages and disadvantages by collecting lots of relevant information and interviewing the staff and sending questionnaires to them.It systematically studies the experience of the above companies and compares them crosswise to draw conclusions,analyses their product standardization,house type standardization,work product standardization,material standardization,interior design standardization,and finally makes some modified suggestions on how to build the system of building standardization of residences.Meanwhile it is a useful way to extract and summarize the experience of current building standardization and offer some useful suggestions to inherit and develop building standardization for the real estate industry.The paper will be carried out in four chapters.Chapter 1 is an introduction.It deals with the research methods,research significance,research status,and elaborates the research steps by drawing diagrams.Chapter 2 summarizes the methods and techniques used by real estate companies and advanced industrialization and standardization experience of foreign countries.The chapter also extracts and summarizes and the ways and techniques which fit the current real estate industry.Chapter 3 analyzes and studies the building standardization status of influential domestic real estate companies such as Evergrande,Wanke,Poly,Midea,Country Garden,thus gains positive experience from them and also discusses their current disadvantages.Chapter 4 is the key part of the dissertation.It applies the experience of building standardization at all times and in all over the world to studying the building standardization system of real estate company from product standardization,house type standardization,work product standardization,material standardization,interior design standardization The author's own opinions and suggestions are also put forward in the chapter.At last,the author extracts and summarizes the problems and difficulties which are encountered in the process of building standardization,and meanwhile makes some opinions and proposals on the developing directions of building standardization in the future.
