Research On The Development Strategy Of JZA Property Management Company

With the improvement of people’ s living standard and the deeply-goingreform of housing system, the real property management has developed rapidly as anewly-rising industry in China. As the provider of the property management, propertymanagement companies are the indispensable nucleus of the property managementmarket. But the Property Management Company is facing more and more challengeswith the development of market-based, specialized and socialization. How to find theright location and the direction in fierce competition of the market, how to analysisthe various problems in the development and choose the suitable developmentstrategy has become to the problem which must be solved to the real propertymanagement.The paper includes five parts, firstly pointed out the significance and the researchgoal, carried on the analysis to the domestic and foreign of strategic management andproperty management theory, laid out the research ideas and methods in this thesis;defined the content of property management and property management enterprises,analyzed the hierarchical structure and the process of strategic management,introduced the SWOT analysis matrix and Potter’s five forces model; analysisaccordingly about the macro environment, industry environment and internalresources of JZA company, pointed out the opportunities, challenges, advantages anddisadvantages, analysis the environmental according to the SWOT matrix analysis; Onthis basis, the paper defines the strategic choice and strategic positioning of thecompany, designed the strategic objective of future development, discussed theapplication of cost leadership, differentiation and focus strategy in business strategy,in this chapter the author also analysis the company’s human resources strategy,marketing strategy, financial and corporate culture strategies; at the last, the paperdiscussed the implementation security of the implementation development strategy,including the human resources, organizational structure, financial matching andstakeholders’ guarantee.This paper is an empirical analysis of JZA Property Management Companydevelopment strategy, the research results of this article can provided the theoryinstruction for JZA Company’s development; on the other hand provided theinformation and reference for the other Property Management Company formulatingthe development strategy.
