With the development of large commercial enterprises rapidly in China, the demand of the commercial real estate also rose. Commercial real estate investment is the commercial real estate leasing marketing strategy of the important basic link and it is one of the key reasons of the success of commercial real estate management.However, in actual commercial real estate activity operations, developers of business resources is limited in his hands, and attracting investment difficulty is greater than the sales leasing. Developers and large shops negotiation process is long, difficult, and investment promotion commissioner of professional degree does not meet the requirements of negotiations. How to advance for lease of commercial real estate projects large main businesses, access to the communication of a multichannel investment opportunity become a thorny problem.For commercial real estate investment management background and the research status and development trend at home and abroad, this paper proposes a will supervision and investment management which including marketing management, service and property management and unified operation and management mode combined with extended access, data statistics and analysis of electronic business management mode. That is the commercial real estate investment management system. The system adopted the Web and large data processing technology, the open source framework Struts which is based on the MVC pattern. It supports platform components in personalization, and provides services for investment, leasing, commercial real estate parks provide service fees, property management, etc.This system will be combine the single management system together, providing personalized features, to commercial real estate investment, leasing management of scientific and effective.This paper is mainly to do a detailed description for the whole process the design and implementation of commercial real estate investment lease management system. Firstly, the article introduced the system background and research status. Secondly, on the basis of the requirements to obtain and analyze, the system determined the design goals, designed the technical architecture and function architecture.And it did each function module in detail the design and development and design of database. Finally, the article in detail elaborated the realization of function module which including the commercial real estate investment promotion leasing business management in the process of management, retail management, contract management, charge management, decision support, system maintenance and so on, and did the system testing, while completed the development of the whole system.The system finally realized the functions of commercial real estate investment lease management, and on the basis of the perfect function, tried best to ensure the security of the system.Through the system running, it realized implements24hours electronic business, scientific, effective and reasonable management of the commercial real estate. It improved the commercial real estate yields and the property value and helped the commercial real estate office quickly and easily.
