Fine Management Real Estate Enterprise Project

Along with the increase of the number of real estate enterprises and expansion of company scale, the competition within real estate enterprises becomes increasingly fierce. In this environment, improving the comprehensive competitiveness of real estate projects and expanding the living space are the goals of real estate business. Whit the idea of fine management gradually win support among the people, some of the real estate enterprises introduce the fine management into the real estate engineering construction, making it become a management tool to occupy a space in the competitive market. Now, fine management also becomes a general consensus of the industry.Through referring to a large number of references about the sources and the development process of fine management, the author has a profound understanding of the concepts, characteristics and target of management. This paper analyzes the characteristics of real estate project and actual situation of real estate enterprise project management, after understanding the difference of traditional management mode and fine management mode, introduces the fine management into real estate project, and expounds its necessity. Combined with specific project, the paper analyzes the management principles and measures from five aspects including quality, cost, schedule, safety and environmental that play important role in the project construction, then constructs a fine management system of real estate project, in order to promote the application of refinement management more widely in the real estate project.The results show that introducing fine management into real estate projects is an inevitable development stage of successfully efficient execution of project, improvement of comprehensive strength, and seeking better development. The enterprise must perfectly combine "perfect" and "fine", establish norms, scientific, feasible management regulations, so that the real estate may develop towards the standardized and institutionalized. In the implementation of fine management of real estate projects, also need to pay attention to make the fine management into the hearts of everyone, let everyone have conscious awareness, not only by the compulsory management; More emphasis on the role of people, establish an effective incentive mechanism; Strengthen supervision and control, and to continue the elaborating management, dynamic improvement.
