| Since 1999,some opinions on promoting the modernization of housing industry and improving housing quality have been promulgated,and a series of policies have been issued by the state and governments at all levels to encourage and guide the development of residential commercial housing in order to reduce the pollution and waste caused by the secondary decoration of real estate buyers.Fine decoration of housing has become one of the main development forms of the real estate market.At the same time,with the prohibition of housing speculation and other policies,gradually returning to rational consumers regard the use function and quality of housing as the key to decision-making and purchase.Facing the test of increasing policy control,fierce market competition and rising material cost,real estate development enterprises must pay attention to customer demand,reduce the cost of fine decoration project and improve the cost management level of fine decoration housing in the process of fine decoration project development and construction.This paper studies the cost management of real estate fine decoration housing project from the perspective of real estate development enterprises.First of all,through literature research,field research and expert interviews,this paper combs the problems existing in the main stages of real estate fine decoration cost management,and analyzes the causes of the problems in the process of real estate fine decoration cost management from the lean perspective.Secondly,this paper identifies the influencing factors of lean cost management effectiveness of fine decoration project through literature research method,obtains the list ofinitial influencing factors,and further modifies and classifies the initial influencing factors by expert investigation method,which is divided into three levels: organization and system,strategy and method,standardization support.On the basis of sorting out and analyzing the concepts and steps of(ISM)and(DEMATEL),this paper puts forward the method of integrating DEMATEL/ISM to construct the multi-level hierarchical structure model of influencing factors of real estate fine decoration housing cost management from the lean perspective,and obtains the relationship and influence degree of the factors that affect the lean realization of real estate fine decoration housing cost management.Then,combined with the connotation of lean core thought,that is,emphasizing the value of identifying and matching customer demand,giving full play to the subjective dynamic role of "people" and the continuous improvement of management process,from the customer-oriented accurate product positioning at the strategic level of the enterprise,the high-level practice of the organizational system layer,the cost management responsibility coefficient and the performance system to guide the implementation of the personnel.The standardization construction of the support layer and the construction of the data information platform ensure the controllability of the management process,the construction process management of the process method layer,the activity-based cost management,the strategic cooperation unit and the value flow analysis to promote the continuous improvement of the management process.Finally,through the analysis of the specific content of lean cost management of the actual project,and the evaluation of its operation,it is found that there are still some shortcomings in some aspects.Combined with the lean thought based real estate fine decoration housing cost management improvement put forward in this study,this paper puts forward some suggestions for the lean cost management of real estate fine decoration housing project,which provides some reference and reference for the implementation of lean cost management of real estate fine decoration housing project. |
